FINANCIAL STATEMENT:
Maintenance Bonds in the amounts of $223,867.00 and $13,959.00
have been provided to the City to guarantee against defects.
Sweeping and other street maintenance costs will be incurred by
the City. The street lighting maintenance costs will be paid by the
Dublin Ranch Street Light Maintenance Assessment District.
DESCRIPTION: Dublin Ranch Neighborhood L5, Tract 6960, is located in the
Eastern Dublin Specific Plan area, generally bounded by Tassajara Road on the west, future Fallon Road
on the east, the future golf course on the north, and future Dublin Ranch Areas B and F on the south.
Tract 6960 consists of 113 single-family lots and several large lots that were subsequently subdivided for
Neighborhoods L1, L4, L6, and M1, together with several parcels for open space, a neighborhood park, a
stream corridor, a private recreation facility, and the future school.
At the time the City executed Tract Developer Agreements with Centex Homes and MSSH Dublin
Development, the developers provided Performance Bonds in the amounts of $895,466.00 (on-site) and
$55,836.00 (off-site) together with Labor and Materials Bonds in the amounts of $447,733.00 (on-site)
and $27,918.00 (off-site), respectively, to guarantee performance of the work. Now that the work is
complete, the bonds may be released in accordance with the authority contained in §66499.7 of the
Government Code, and replaced with Maintenance Bonds in amounts necessary to warranty the
improvements for a one-year period following acceptance of the work. The developers have provided
Maintenance Bonds in the amounts of $223,867.00 and $13,959.00, which is 25% of the original
Performance Bond amounts, and which are sufficient to guarantee the one-year warranty period upon
acceptance.

The following regulatory traffic improvements will be accepted and approved as a part of this
development and added to the City of Dublin Traffic Code:
Stop controls have been installed on southbound North Bridgepointe Lane at Antone Way,
northbound South Bridgepointe Lane at Antone Way, and westbound Oak Bluff Lane at North
Dublin ,Ranch Drive.
25 MPH regulatory speed limit signs have been posted on North Bridgepointe Lane, South
Bridgepointe Lane, and Oak Bluff Lane.
The improvements required by and guaranteed by the Tract 6960 Tract Developer Agreements have been
satisfactorily completed for City maintenance.
Staff, therefore, recommends adopting the Resolution to accept the improvements associated with Tract
6960, Dublin Ranch Neighborhood L5, "Stonecrest'.

ACCEPTING IMPROVEMENTS FOR TRACT 6960
(DUBLIN RANCH NEIGHBORHOOD L5, "STONECREST")
AND APPROVING REGULATORY TRAFFIC DEVICES
INSTALLED AS TRACT IMPROVEMENTS
WHEREAS, the subdivider/developer of Tract 6960, filed April 7, 1999, in Book 242 of Maps
Pages 85-95, previously entered into a contract with the City of Dublin to improve said Tract in
accordance with plans and specifications on file with the City Engineer, said Tract identified as follows:

WHEREAS, the improvements associated with Tract 6960 are complete in accordance with said
plans and specifications, and any approved modifications thereto, to the satisfaction of the City Engineer;
and
WHEREAS, the subdivider/developer has installed certain traffic regulatory devices as a part of
the Tract improvements; and
WHEREAS, the original Performance and Labor and Materials Bonds can be released, in
accordance with the authority contained in §66499.7 of the Government Code of the State of California,
and replaced with Maintenance Bonds to warranty the completed work for a one-year period;
NOW, THEREFORE, BE IT RESOLVED that:
The improvements completed within said Tract are hereby approved and accepted subject
to a one-year warranty period; and
The traffic regulatory devices installed by the developer are hereby included in the City of
Dublin Traffic Code, said regulatory devices to include the following:
Stop control device installed at southbound North Bridgepointe Lane at Antone Way.

No. 5947528) in the amount of $895,466.00 be released; and
The original Labor and Materials Bond issued by SAFECO Insurance Company of
America (Bond No. 5947528) in the amount of $447,733.00 be released; and
The original Performance Bond issued by American Home Assurance Company (Bond No.
00-222-942) in the amount of $55,836.00 be released; and
The original Labor & Materials Bond issued by American Home Assurance Company
(Bond No. 00-222-942) in the amount of $27,918.00 be released; and
The submitted Maintenance Bond issued by SAFECO Insurance Company of America
(Bond No. 5947528-1) in the amount of $223,867.00 be accepted as security for the
aforesaid one-year warranty period, said period to commence on this date and terminate
on the 5th day of February, 2003, subject to the repair of any defects discovered during the
warranty period; and
The submitted Maintenance Bond issued by American Home Assurance Company (Bond
No. 00-222-942-A) in the amount of $13,959.00 be accepted as security for the aforesaid
one-year warranty period, said period to commence on this date and terminate on the 5th
day of February, 2003, subject to the repair of any defects discovered during the warranty
period.
