The project will include a combina- tion of local specialty shops along with the national branded anchor, or "big box", retail tenants. Because of these shops, the anchor building massing is broken into three or more primary forms through changes in volume, wall heights, roof forms, parapet heights and offsets in wall planes to achieve the greater architectural diversity of a village "Main Street." The smaller, specialty retail tenants are primarily double-loaded, and will be entered from both front and back of the buildings. Retail tenant identification signs on both sides must be created to integrate with the architectural expression, and meet market conditions which change over time. Tenants will be required to submit signage designs that re- spond to specific design guidelines. Design intent for retail signs is to create dynamic retail facades that are engaging, festive and energetic. Materials Materials can include various decorative metals and wrought iron, stone, tile, porcelain and painted surfaces. On glass the material ap- plication could be frosted vinyls and metallic leaf. Image A high level of craftsmanship is required for all signs and supports, the edges should be neatly finished using appropriate methods and materials. Colors Variety from natural and organic to bright and festive. Typography Variety of reflective company brands and identities. Layout Organized within a sign location area on the building fac;:ade. Guide- lines will define specific sign locations, size and placement limitations. Illumination Halo, internal neon, spot lighting and ambient lighting. No sign boxes shall be permitted. July 2006 GENERAL GUIDELINES The Master Sign Progrom for Grofton Station is a controlled signage and graphics program. These guidelines describe the types of signs 01. lowed ond their design criteria within the commercial areo of Grafton Station (refer to map on p.v.4), . Any reference herein to the word tenant, owner or tenant/owner shall be constructed to include any owner or tenant or any single building or portion of a building under the terms of tenant/ownership as established by the Master Developer. Any reference to the City shall mean City of Dublin. . Signs are for the purpose of displaying the name and/ or symbol of the business or businesses occupying the site, These signs shall not be used for advertising of product, services, or job openings, . All proposed signage shall conform to Chapter 8,84 of the City of Dublin Zoning Ordinance unless otherwise stated in this Signage Design Guideline Manual. . Each tenant/owner will submit its proposed signage package to the Master Developer far design approval prior to making any submittals to the City of Dublin, . Following approval by Master Developer, each tenant must submit proposed sign package to City Planning and Building Department and be issued a permit by City prior to installation of any sign type, with the exception of Exempt Signs (p, V.lOl, . Amendments and/or changes to these sign program guidelines shall require an amendment to the Stage II PD approval far the Grofton Station project, . All building mounted signage shall be constructed and installed at the sole expense of the tenant/ owner unless prior arrangements to the contrary have been agreed upon and stated in writing in the purchase or lease terms. . Installation of any sign must be in accordance with Federal, State and local Health and Safety and Building Codes and Regulations, . All signs shall conform to both the Uniform Building Code and the National Electrical Code, All electrical sign components shall bear the UL label. . Tenant/Owner shall bear all liability and responsibility for the op- eration 01 their selected sign contractor, . When a sign is replaced or removed, all holes shall be patched and the wall shall be repainted to exactly match the body color of the building in, If the tenant does not repair and repaint, the owner may repair the wall at tenant's expense, . Awnings must be cleaned a minimum of two times per year, Ad. ditionally, the awnings shall be replaced if they become discolored, faded or torn, V.6 Slgnage Design Guidelines Grafton Station at Dublin Ranch · July 2006 SIGN TYPE GUIDELINES Permissible Sign Types Wall Mounted - A sign attached to the exterior building or structure, with the exposed face of the sign parallel to the exterior building wall or structure. :,{ iA " .~~ , Internally Illuminated Signs - Must be internally illuminated using non- exposed neon or LED bulbs. No sign boxes or raceway signs shall be permitted. Noll Mounted Letters Externally Illuminated Signs - Signs which use an externally source of illumination, such as lamps or spot lights. Lamp fixtures must compliment the aesthetic of the building's design and materials. Pedestrian/Shingle Signs - A projecting business sign attached to a exterior wall in ony manner that is not parallel to the exterior wall to which it is attached. This sign is intended for pedestrian level viewing. ~wning with Graphic Awning Signs - This is a structure composed of canvas or non-rigid materials set to a frame structure that projects from the exterior wall of a building. The typestyle should match the character of the business. Building Directory Signs - A directory containing a listing of multiple tenants for a shared primary building entrance, where individual entries are separated from public streets. Temporary Promotional Signs - Banners used for special promotional events located only on the site on which the business is located shall only be permitted after first securing an approved Temporary Promotional Sign Permit from the City. Said signs shall be subject to the requirements of the Grafton Station Master Sign Program. Any design requirements not addressed in the Master Sign Program shall be subject to the applicable requirements of the Dublin Municipol Code. This section includes outdoor promotional events. Prohibited Sign Types Exposed Neon Signs - Graphics and accents may not be created from neon tubing Roof Mounted Signs - No sign shall be mounted to or above any roof line Changeable Letter Signs - Signs with changeable letters/messages Moving Signs - No sign shall have physically moving components or the illusion of moving components such as flashing, blinking or animated signs, including LED & LCD Exposed fluorescent and incandescent illuminated signs Sound-emitting Signs Painted signs on any wall, including all signs prohibited by Section 8.84.150 of the City of Dublin Zoning Ordinance. Portable, Easel, A-Frame Signs, Sandwich Board, Pennants and Human-Held Signs - The use of these signs on the premises is strictly prohibited. Said signs in any form of off-site advertising signs shall also be prohibited upon any public property, including City streets and sidewalks. Individual sign area is measured around the perimeter, or outside edge, of individually mounted letters or the background material intended to draw attention to a tenant's letters or logo. Refer to specific tenant building type and sign type for sign sizing allowances and restrictions. Pedestrian/Shingle Sign Tenant entries have available one (1) Pedestrian/Shingle Sign, or a projecting sign primarily for pedestrian level traffic. The projecting Blade Sign must be placed relative to the tenant's main entrance. The sign and mounting brackets shall be appropriate to the architectural design and tenant's identity and theme. Typical Projecting Sign Heights Pedestrian/Shingle Sign Sizing: Pedestrian/Shingle Sign must be a minimum one (1) inch thick panel. Multi-dimensional signs shall not exceed (6) inches in overall thickness.
