RECOMMENDA TION: Adopt Resolution approving the sale of property to Schaefer Heights, Inc., ~ for the extension ofDublin~oulevard along the north side on-5S0 FINANCIAL STATEMENT: There is no net cost to the City. Schaefer Heights previously deposited $15,000 with the City of Dublin to purchase the subject property from Caltrans. In turn, the City paid $15,000 to the State of California for the subject property. Schaefer Heights has been paying for City Staff costs through a development deposit for the proposed Schaefer Ranch development. DESCRIPTION: Tentative Subdivision Map 6765 (known as the Schaefer Ranch development) was approved by the City of Dublin on August 11, 1998. As a Condition of Approval, the developer, Schaefer Heights, was required to acquire lands from the State of California Department of Transportation (Caltrans) along the north side of 1-580 for the westerly extension of Dublin Boulevard to the proposed Schaefer Ranch development. Caltrans subsequently agreed to the sale, but is constrained from selling property to a private party. On April 3, 2001, the City of Dublin entered into an agreement with Schaefer Heights in which the City would act as intermediary for the transfer of land from Caltrans to Schaefer Heights. Schaefer Heights subsequently encountered major environmental delays and delayed the processing of development plans. The developer has resumed processing the project plans and desires to proceed with acquiring the Caltrans parcel. Caltrans has now deeded the property to the City, and it is appropriate for the City to deed this property to Schaefer Heights. Staff recommends that the City Council approve the sale of the property to Schaefer Heights, Inc., for the purpose of extending Dub1in Boulevard. ~ _ _ _ _ _ _ _ _ _ _ _ ~ . . ~ _ _ _ _ _ _ _ _ _ w ~ _ _ _ _ _ _ _ _ _ _ _ _ - - - - - - - - - - ~ ~ - - - - - - - - . - - - COPIES TO: Rob Yohai, Schaefer Heights, Inc.
