FINANCIAL STATEMENT: There are no public improvements required for this Parcel Map.
DESCRIPTION: Parcel Map 9003 subdivides 39.4 acres south of Dublin Boulevard
and east of Brannigan Street into five parcels. Parcel 1 (12.2 acres) is the site of the approved Site
Development Review (SDR) for Lowe's, Parcel 2 (11.1 acres) and Parcel 3 (2.8 acres) are planned for
commercial development, Parcel 4 (12.2 acres) is planned for campus office, and Parcel 5 (1.1 acres) will
be a private road extension of Grafton Street.
Parcel Map 9003 has been reviewed and found to be in conformance with the Tentative Parcel Map and
Conditions of Approval approved by Community Development Director Resolution No. 06-10 on
September 27,2006.
The City of Dublin is the Beneficiary of a Deed of Trust on the property being subdivided by Parcel Map
9003. The Deed of Trust provides the City security for the loans made in connection with the Fairway
Ranch project. Neither the loan agreement nor the Deed of Trust prevents the subdivision of the land;
however, the loan agreement requires the City's written consent prior to the sale of any of the Parcels.
The City will be required to sign a separate instrument Trustee/Acknowledgement to be recorded
concurrent with this Parcel Map unless the Deed of Trust is reconveyed to another property prior to the
recording of the Parcel Map.
Staff recommends that the City Council adopt the resolution approving Parcel Map 9003, Dublin Ranch,
Area H.

A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF DUBLIN

APPROVING PARCEL MAP 9003
DUBLIN RANCH, AREA H
WHEREAS, Parcel Map 9003, in the incorporated territory of the City of Dublin, State of
California, has been presented to this City Council for approval, all in accordance with provisions of the
Subdivision Map Act of the State of California and the City of Dublin Municipal Code;
NOW, THEREFORE, BE IT RESOLVED that Parcel Map 9003 is hereby approved, and that
rights to the area marked as Conditional Relinquishment of Access Rights to Northside Drive, Public
Service Easement (PSE), Emergency Vehic1e Access Easements (EV AE), Dublin Boulevard, and Storm
Drain Easement (SDE), offered for dedication to public use in conformity with the terms of dedication, be
and is hereby accepted, and that the Clerk of this City Council is hereby directed to transmit said Map to
the County Recorder for filing.
PASSED, APPROVED AND ADOPTED this 17th day of October, 2006.
