THE COUNTY PLANNING DEPARTMENT OF ALAMEDA COUNTY

RESOLUTION NO. 78-94 - Adopted on November 16, 1978
WHEREAS California Conference of Free Methodist Churches has filed
with the Alameda County Planning Department, Tentative Map, Parcel Map 2795,
to divide into 2 lots a parcel located on Betlen Drive, west end, south side, Pleasanton
Township; and
WHEREAS this Tentative Map has been reviewed in accordance with
the provisions of the California Environmental Quality Act and is categorically exempt;
and
WHEREAS, under conditions to be made as part of the map, it is determined
that:
1. The proposed map and the proposed design and improvements are
consistent with applicable general and specific plans in that lots
would exceed district and plan standards in size.
2. The site is physically suitable for the proposed development in
that each lot would have ample area and frontage.
3. The site is physically suitable for the proposed density of development
in that lots would have ample area for conforming development.
4. This division will not cause serious public health problems in that
required services exist and must be provided to each lot prior to
any development.
5. The design of the lots will not conflict with easements acquired
by the public at large, for access through or for use of property
within the proposed land division, in that none exist or are required;
and
WHEREAS improvements, as specified in the conditions of approval of
this map, are found to be necessary for the public health and safety and a necessary
prerequisite to the orderly development of the surrounding area: Now Therefore
BE IT RESOLVED that Tentative Map, Parcel Map 2795 is hereby approved
as to area, improvements and lot design, flood and water drainage control and as
to aU requirements of Title 7, Division 2, Chapter 4, Article 1, Section 66473.5 of
the Government Code and the Alameda County Subdivision Ordinance subject to
the conditions stated on the copy of the map labeUed Exhibit B, PM 2795, dated
November 16, 1978.

TENTATIVE MAP, PARCEL MAP Z7QS
NOTE:
This map has been amended by the Alameda County Planning Department to
include requirements established by the Planning Director as conditions of
approval of this application. These conditions must be accomplished prior
to fi1in~ the Parcel Map. Minor modifications of conditions of approval
may be approved by the Planning Director upon receipt of a written request
sufficient to show the proposed changes.

The design and improvement of this land division shall be in conformance with
the design and improvement indicated graphically or by statement on this map.
A current title report and copies of the recorded deeds of all parties having
any record title interest in the property to be divided and, if necessary,
copies of deeds for adjoining properties and easements thereto shall be
submitted at the time of filing of the Parcel Map with the County Surv.yo~.

Any relocation of improvements or public facilities shall be accomplished at
no expense to the County.
