STAFF RECOMMENDATION: Approval, resulting yards to be considered minimum for the parcel. PERTINENT FACTS: History: The residence was built In 1966 with a 27' rear yard. Size of Parcel: A rectangular lot 101' x 66' containing 6,666 sq. ft. Physical Features: near the center of applicant proposes which would reduce A 1700 sq. ft. single story single family dwelling is located the lot with a 23' front yard and a 27' rear yard. General Plan Designation: Low Density Residential. PLANNING CONSIDERATIONS: Compensating open area remains elsewhere In the rear yard. There are no dwellings presently on the parcel adjacent to the FloOd Control channel to the rear. Floor plan of the dwelling dictates patio location. FINDINGS REQUIRED: Are there special circumstances applicable to the property which deprive the property of privileges enjoyed by other property In the vicinity under the Identical zoning classification? Yes. Compen!ating open area remains elsewhere on the lot. Will the granting of the application constitute a grant of special privileges inconsistent with the limitations upon other properties In the vicinity and zone? No. Similar variances have been approved elsewhere In the Dublin Area. Will the use be detrimental to persons or property in the neighborhood or to the public welfare? Not as proposed.
