Commission and Zoning Administrator approved
a Conditional Use Permit request (Harvey and
Madding) for an auto sales and service agency
in a C-2, General Commercial District.
S-596:
On May 9, 1977, the Alameda County Planning
Director approved a Site Development Review
request (Harvey and Madding) to construct a
new 7,330 square foot auto dealership
building.
S-750:
On January 22, 1980, the Alameda County
Planning Director approved a Site Development
Review request (Harvey) to construct a 2,412
square foot addition to the existing auto
dealership building.
PA 89-040 and
PA 89-122:
On April 16, 1990, the Dublin Planning
Commission approved a Conditional Use Permit
and Site Development review request (Dublin
Honda) to permit a 27 foot tall freestanding
sign; to construct a 5,392 square foot
expansion of the existing Dublin Honda auto
dealership building; and to permit three wall
signs.
PA 91-069:
On November 4, 1991, the Dublin Planning
Commission approved a Conditional Use Permit
and Site Development Review request to permit
one 35 foot tall freestanding sign with
changeable copy (electronic readerboard) and
to relocate an existing wall sign.
7159 Amador Plaza Road
Tentative Map 2821: On January 29, 1979, the Alameda County
Deputy County Surveyor approved the Tentative
Map 2821 request (Epsilon One Properties) to

divide 2.044 acres of land into two parcels,
in conformance with the State of California
Subdivision Map Act. The Tentative Map was
recorded on January 31, 1979.
S-780:
On August 5, 1980, the Alameda County
Planning Director approved a Site Development
Review request to construct an 11,584 square
foot commercial building.
PA 87-066:
On June 1, 1987, the Dublin Planning
Commission approved a Conditional Use Permit
and Site Development Review request
(Karpenko/Woodworks Home Center) to allow a
permanent special easement low profile sign.
PA 87-087:
On June 19, 1987, the Planning Director
approved a Site Development Review request
(Woodwork Furniture) to allow wall signs.
APPLICABLE REGULATIONS:
Section 8-94.0 states that conditional uses must be analyzed
to determine: 1) whether or not the use is required by the
public need; 2) whether or not the use will be properly related
to other land uses, transportation and service facilities in the
vicinity; 3) whether or not the use will materially affect the
health or safety of persons residing or working in the vicinity;
and 4) whether or not the use will be contrary to the specific
intent clauses or performance standards established for the
district in which it is located.
Section 8-95.010 Site Development Review - Intent/Purpose of
the zoning Ordinance states that Site Development Review is a
discretionary review process intended to promote orderly,
attractive and harmonious site and structural development
compatible with individual site environmental constraints and
compatible with surrounding properties and neighborhoods; to
resolve major project-related issues, including, but not limited
to, building location, architectural and landscape design and
theme, vehicular and pedestrian access and on-site circulation,
parking and traffic impacts; to ensure compliance with
development standards and general requirements established for
Zoning and Planned Development Districts, including, but not
limited to, setbacks, heights, parking, fences, accessory
structures and signage; to stabilize property values; and to
promote the general welfare.
ENVIRONMENTAL REVIEW: The project has been found to be
Categorically Exempt from CEQA under Section 15301, Class 1 of
the California Environmental Quality Act Guidelines. The project
consists of the minor alteration of existing private structures

involving negligible expansion of the auto dealership use beyond
that previously existing.
NOTIFICATION: Public Notice of the February 16, 1993 hearing was
published in the local newspaper, mailed to adjacent property
owners, and posted in public buildings.
ANALYSIS:
The Applicant is requesting Conditional Use Permit and Site
Development Review approval to expand the existing Dublin Honda
dealership facility by locating 4 additional service stalls, 2
auto detail stalls, 1 wheel alignment area, a retail parts
department, and additional office and storage space in the
existing building located at 7159 Amador Plaza Road. Parking lot
and building modifications and the voluntary contribution of
traffic improvement funds of $5,750 are also proposed as part of
the project.
Conditional Use Permit
Dublin Honda is located in the C-2, General Commercial
District and Zone 8 and the Interim Use Zone C of the Downtown
Specific Plan. An auto sales and service agency and auto sales
lot are conditional uses in the C-2 District. The expansion of
the existing Dublin Honda auto dealership facility requires a new
Conditional Use Permit.
The auto dealership use is consistent with the Dublin
General Plan's land use designation (Retail/Office and
Automotive) and the Downtown Specific Plan's land use policies
for Zone 8 and the Interim Use Zone C. The Downtown Specific
Plan policies promote the retention of the existing automotive
uses through the implementation of interim use development
standards. These standards are to enhance a pedestrian oriented
environment in the downtown area by encouraging additional
landscaping along Amador Plaza Road and screening service and
non-display auto areas. Landscaping required for compliance with
these interim use standards are discussed under the Site
Development Review section.
Site Development Review
The project will mainly consist of interior and minor
exterior building modifications at 7159 Amador Plaza Road for
accommodating 4 service stalls, one wheel alignment area, 2 auto
detail stalls, 1 wheel alignment area, 3 office areas, a retail
parts department and a two story parts storage area, totalling
9,636~ square feet of additional Dublin Honda auto dealership
space. Three new roll up doors will be constructed, one on the
north side and two on the south side of the building to
facilitate vehicular access. New exterior colors (roof/siding -

blue; building - Navajo white) are also proposed for this
building.
A large portion of the existing Dublin Honda dealership's
auto parts, retail and storage space will be relocated to the new
building. The existing 9 service stalls will remain. The
vacated space in the existing Honda dealership building will
become expanded general accounting and record keeping office
space. A 15.5 foot high covered drop-off area and mansard roof
assembly is proposed for construction on the north Honda
dealership building elevation. The architectural design of this
structure, including the scale, color, texture, height and
architectural features are compatible with the existing Honda
dealership building.
The Applicant proposes to construct a new 20 foot wide
driveway and a 12 foot wide walkway connecting two parcels- the
existing Dublin Honda dealership parcel, and the expanded
dealership parcel (7159 Amador Plaza Road). This will facilitate
vehicular movement for the Dublin Honda business and will also
enhance police surveillance for the rear commercial building
areas. The new driveway joining the two Dublin Honda parcels
will impact two parking spaces located on the 7111-7155 Amador
Plaza Road parcel (APN 941-305-32). The Applicant is required to
relocate these two spaces along the east side of the 7111-7155
Amador Plaza Road building.
The property owner of the APN 941-305-32 parcel has
consented to providing access between the two lots and relocating
the two parking spaces, provided that signs be installed at each
of the three Amador Plaza shopping center entrances and parking
space curbs be marked designating that unauthorized vehicles will
be towed and parking is for Amador Plaza customers only. The
Public Works Department is requiring the Applicant to record a
new access and public utility easement acknowledging the new
driveway and access routes, and install signs and parking curb
markings as conditions of approval (see Draft Resolution Exhibit
C) .
Both parking lots will be re-striped with double striping
and some parking spaces will be added to the existing Dublin
Honda dealership site. A total of 55 parking spaces are required
for both sites. The Applicant is providing 37 spaces on the
existing Dublin Honda site and 35 spaces on the expanded
dealership site.
Adequate landscaping is proposed on both sites. In
compliance with the Downtown Specific Plan and the interim use
standards, the Applicant proposes to screen the service and non-
display auto area east of the existing Dublin Honda facility by
providing the required landscape buffer along the Interstate 680
Freeway. Additional landscaping (eight, 15 gallon trees) will be

installed along the eastern property boundary. This condition
will ensure the overall visual quality of the downtown area.
As part of the project, the Applicant is voluntarily
contributing traffic improvement funds in the amount of $5,750.
The Public Works Department has determined that this amount
adequately covers the necessary roadway improvements for
accommodating an increase in project generated traffic on Dublin
Boulevard and Village Parkway. This fund will be paid prior to
issuance of building permits.
The project has been reviewed by other city departments, the
City Attorney and government agencies and their comments have
been incorporated into the Draft Resolutions (Exhibits B and C)
as conditions of approval. Because the Building Code restricts
construction/re-construction of a building wall near a property
line, the Building Department is requiring the Applicant to
either legally combine the two lots into one lot, or record a
yard easement for building maintenance purposes. The Applicant
chose to record an easement. The Applicant is also required to
comply with the City's storm Water Management and Discharge
Control Program requirements and improve the rear loading dock
area security system of the 7159 Amador Plaza Road building.
These requirements are specified as conditions of approval in the
Draft Resolution Exhibit C.
staff recommends approval of the Applicant's Conditional Use
Permit/Site Development Review request to expand the existing
Dublin Honda dealership facility by locating additional service
stalls, retail (parts), storage and office uses in the existing
building located at 7159 Amador Plaza Road with parking lot and
building modifications, and to voluntarily contribute traffic
improvement funds in the amount of $5,750, subject to the
conditions specified in the Draft Resolutions Exhibits Band C.

SITE DEVELOPMENT REVIEW STANDARD CONDITIONS
All projects approved by the City of Dublin shall meet the following standard
conditions unless specifically exempted by the Planning Department.
1. Final building and site development plans shall be reviewed and approved
by the Planning Department staff prior to the issuance of a building
permit. All such plans shall insure:
a. That standard commercial or residential security requirements as
established by the Dublin Police Department are provided.
b. That ramps, special parking spaces, signing, and other appropriate
physical features for the handicapped, are provided throughout the
site for all publicly used facilities.
c. That continuous concrete curbing is provided for all parking
stalls.
d. That exterior lighting of the building and site is not directed
onto adjacent properties and the light source is shielded from
direct offsite viewing.
e. That all mechanical equipment, including electrical and gas
meters, is architecturally screened from view, and that electrical
transformers are either undergrounded or architecturally screened.
f. That all trash enclosures are of a sturdy material (preferably
masonry) and in harmony with the architecture of the building(s).
g. That all vents, gutters, downspouts, flashings, etc., are painted
to match the color of adjacent surface.
h. That all materials and colors are to be as approved by the Dublin
Planning Department. Once constructed or installed, all
improvements are to be maintained in accordance with the approved
plans. Any changes which affect the exterior character shall be
resubmitted to the Dublin Planning Department for approval.
i. That each parking space designated for compact cars be identified
with a pavement marking reading "Small Car Only" or its
equivalent, and additional signing be provided if necessary.
j. That all exterior architectural elements visible from view and not
detailed on the plans be finished in a style and in materials in
harmony with the exterior of the building.
k. That all other public agencies that require review of the project
be supplied with copies of the final building and site plans and
that compliance be obtained with at least their minimum Code
requirements.

Final landscape plans, irrigation system plans, tree preservation
techniques, and guarantees, shall be reviewed and approved by the
Planning Department prior to the issuance of the building permit.

a. That plant material is utilized which will be capable of healthy
growth within the given range of soil and climate.
b. That proposed landscape screening is of a height and density so
that it provides a positive visual impact within three years from
the time of planting.
c. That unless unusual circumstances prevail, at least 75% of the
proposed trees on the site are a minimum of 15 gallons in size,
and at least 50% of the proposed shrubs on the site are minimum of
5 gallons in size.
d. That a plan for an automatic irrigation system be provided which
assures that all plants get adequate water. In unusual
circumstances, and if approved by Staff, a manual or quick coupler
system may be used.
e. That concrete curbing is to be used at the edges of all planters
and paving surfaces.
f. That all cut and fill slopes in excess of 5 feet in height are
rounded both horizontally and vertically.
g. That all cut and fill slopes graded and not constructed on by
September 1, of any given year, are hydroseeded with perennial or
native grasses and flowers, and that stock piles of loose soil
existing on that date are hydroseeded in a similar manner.
h. That the area under the drip line of all existing oaks, walnuts,
etc., which are to be saved are fenced during construction and
grading operations and no activity is permitted under them that
will cause soil compaction or damage to the tree.
i. That a guarantee from the owners or contractors shall be required
guaranteeing all schrubs and ground cover, all trees, and the
irrigation system for one year.
j. That a permanent maintenance agreement on all landscaping will be
required from the owner insuring regular irrigation, fertilization
and weed abatement.
3. Final inspection or occupancy permits will not be granted until all
construction and landscaping is complete in accordance with approved
plans and the conditions required by the City.

A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF DUBLIN

APPROVING PA 92-081 DUBLIN HONDA CONDITIONAL USE PERMIT REQUEST TO
ALLOW THE EXPANSION OF AN EXISTING AUTO DEALERSHIP WITH OUTDOOR
STORAGE IN THE C-2, GENERAL COMMERCIAL DISTRICT, LOCATED AT 7099 AND
7159 AMADOR PLAZA ROAD
WHEREAS, Ken Harvey, Applicant and owner of Dublin Honda auto
dealership requests approval of a Conditional Use Permit/Site
Development Review to expand the existing Dublin Honda auto dealership
facility by locating additional service stalls, retail (parts),
storage and qffice uses in the existing building located at 7159
Amador Plaza Road with parking lot and building modifications, and to
voluntarily contribute traffic improvement funds in the amount of
$5,750; and
WHEREAS, the Planning Commission held a public hearing on said
application on February 16, 1993; and
WHEREAS, proper notice of said public hearing was given in all
respects as required by law; and
WHEREAS, the application has been reviewed in accordance with the
provisions of the California Environmental Quality Act (CEQA) and was
found to be Categorically Exempt under Section 15301, Class1 of the
state CEQA Guidelines; and
WHEREAS, the Staff Report was submitted recommending thalt the
application be conditionally approved; and
WHEREAS, the Planning Commission did hear and consider all said
reports, recommendations and testimony hereinabove set forth.
NOW, THEREFORE, BE IT RESOLVED THAT THE Dublin Planning
Commission does hereby find that:
A. The proposed project will serve a public need by providiltg
additional auto sales and service to the general public In the
city of Dublin.
B. The proposed use will be properly related to other land L3es and
transportation and service facilities in the vicinity, as the
proposed use will be compatible when compared to the type and
nature of operations typically found in the neighborhood.
C. The proposed use, under all circumstances and conditions of this
particular case, will not materially adversely affect the health
or safety of persons residing or working in the vicinity, or be
materially detrimental to the public welfare or injuricus to
property or improvements in the neighborhood, as all applicable
regulations will be met.
D. The proposed use will not be contrary to the specific intent
clauses or performance standards established for the District in
which it is to be located.

with the Dublin General Plan and the Downtown Specific Plan.
BE IT FURTHER RESOLVED THAT THE Dublin Planning Commission does
hereby conditionally approve PA 92-081 Dublin Honda Conditional Use

3. All existing and proposed signs shall be subject to the
requirements of the sign regulations within the Dublin Zoning

4. The Applicant shall comply with all applicable Planning,
Building, Public Works, Dougherty Regional Fire Authority, Police
Department and Alameda County Department of Environmental Health

5. The Applicant shall provide and maintain at all times the
required number of employee and customer parking spaces (55
parking spaces) for both buildings located at 7099 and 7159
Amador Plaza Road. [PL]

6. The Applicant shall be responsible for clean-up and disposal of
project related trash to maintain a clean, litter-free site.

7. No loudspeakers or amplified music shall be permitted outside the
enclosed building. All activities associated with the use,
except for the storage of outdoor vehicles, shall be conducted
entirely within the enclosed buildings. [PL]
8. All existing and proposed landscape areas shall be enhanced and
properly maintained. [PL]
9. On an annual basis, this Conditional Use Permit approval shall be
subject to zoning Investigator review and determination as to the
compliance with the Conditions of Approval. [PL]
10. This approval shall become null and void in the event the
approved use ceases to operate for a continuous one-year period.

11. This permit shall be revocable for cause in accordance with
Section 8-90.3 of the Dublin Zoning Ordinance. Any violation of

welfare.
D. The proposed site development, including site layout,
vehicular access, circulation and parking, setbacks, height,
walls, public safety and similar elements have been designed
to provide a desirable environment for the development.
E. Architectural consideration, including the character, scale
and quality of the design, the architectural relationship
with the site and other buildings, building materials and

insure visual relief and an attractive environment for the
public.
G. The approval of this Site Development Review is consistent
with the policies set forth in the Dublin General Plan and

Parkinq/Circulation
4. The Applicant shall install Vehicle Code No. 22658 signs at each
of the three entrances to the 7111-7155 Amador Plaza Road parcel
(APN 941-305-32) (2 signs at the two driveways along Amador
Valley Boulevard and 1 sign near the new driveway entrance from
7099 Amador Valley Boulevard), and to mark the parking stall
curbing along the southern property boundary of 7111-7155 Amador
Plaza Road "Amador Plaza Customers Only." [PL, PW, PO]
5. The two parking spaces impacted by the proposed driveway shall be
relocated as parallel parking spaces (22 feet by 9 feet) along
the eastern side of the adjacent building located at 7111-7155
Amador Plaza Road. [PL, PW]
6. The Applicant shall submit a parking lot striping plan subject to
the review and approval of the Planning Director. All employee
and customer parking spaces shall be double-striped (4 inch wide
stripes set approximately 2 feet apart, see Attachment).
Handicapped, customer, employee and compact parking spaces shall
be appropriately identified on the pavement and designated on the
parking plan. [PL]
7. Handicapped ramps and parking stalls shall be provided and
maintained as required by the State of California Title 24
provisions. [PL, B]
8. The new driveway connecting the two parcels (7099 and 7159 Amador
Plaza Road) shall be marked with directional arrows for vehicles,
subject to the review and approval of the Planning and Public
Works Directors. [PL, PW]
9. All landscape fingers and islands adjacent to parking stalls
shall maintain a minimum 1 foot wide raised curb or equivalent to
facilitate pedestrian access. [PL]
10. Landscape fingers located adjacent to parking stalls shall be
approximately five feet shorter than the parking stall size in
order to facilitate the ingress and egress of vehicles into these
parking spaces. [PL, PW]

ARCHITECTURAL
11. The Applicant shall submit exterior colors and materials for the
proposed existing building improvements shall be subject to the
final review and approval by the Planning Director. [PL]
12. All ducts, meters, air conditioning equipment, roof-mounted
mechanical equipment and all other mechanical equipment on the
structure shall be effectively screened from view with materials
architecturally compatible with the materials of the existing
structures, subject to the review and approval of the Planning
Director. [PL, B)
LANDSCAPING AND IRRIGATION PLANS
13. A final detailed Landscape and Irrigation Plan (at 1 inch = 20
feet or larger), along with a cost estimate of the work and
materials proposed, shall be submitted for review and approval by
the Planning Director. Landscape and Irrigation Plans shall be
signed by a licensed landscape architect. Final landscape plans
shall indicate the common and botanical names, container size,
growth rate and number of each plant. All landscaping, as shown
on the Landscape and Irrigation Plan, shall include drought
tolerant vegetation. [PL]
14. The final landscape plan shall be generally consistent with
preliminary landscape plans prepared by Swanson and Swanson
Landscape Architects dated received by the Planning Department,
February 8, 1993 (Exhibit A). [PL]
15. Landscaping shall not obstruct the sight distance of motorists,
pedestrians or bicyclists. Except for tree trunks, landscaping
at drive aisle intersections shall not be taller than 30 inches
above the curb. [PL, PW]

LIGHTING
17. Exterior lighting shall be provided and shall be of a design and
placement so as not to cause glare onto adjoining properties, the
Interstate 680 Freeway or Amador Plaza Road. Lighting used after
daylight hours shall be adequate to provide for security needs
(1.5 foot candles). Wall lighting around the entire perimeter of
the building shall be supplied to provide "wash" security
lighting. The Applicant shall provide photometrics and cut
sheets subject to the review and approval of the Planning

BUILDING
18. The Applicant shall record an approximate 40 foot yard easement
along the southern side of the 7159 Amador Plaza Road building,
on the 7099 Amador Plaza Road parcel (APN 941-305-26) for
building maintenance purposes. Prior to recordation, the
easement legal description and site plan shall be reviewed and
approved by the Building Official. [B, PL]
FIRE PROTECTION
19. The Applicant shall comply with all applicable requirements of
the Dougherty Regional Fire Authority (DRFA), including painting
appropriate curbs red and posting "No Parking" signs. [F, PL]
20. The northwest corner of the 7159 Amador Plaza Road parcel shall
be utilized as a 20 foot turn around for emergency vehicles. [F,
PL]
21. Prior to issuance of a building permit or establishment of use,
the Applicant shall supply written confirmation that the
requirements of DRFA have been, or will be, met. [F, B, PL]
WATER AND SEWER SERVICES
22. Prior to issuance of building permits or establishment of use,
the Applicant shall provide written documentation that the
requirements of the Dublin San Ramon Services District have been,
or will be, met. [DSR, B, PL]
POLICE SECURITY
23. As required by the Dublin Police Department, all security
hardware for the existing structures must comply with the City of
Dublin Non-Residential Security Requirements (City Ordinance No.
21-89; see Attachment). Security hardware must be provided for
doors, windows, roof, vents, skylights and roof ladders. [B, PO]
24. The Applicant shall install an improved security system at the
loading dock area of the 7159 Amador Plaza Road building, subject
to the review and approval of the Police Department. [PO]
25. The Applicant shall work with the Dublin Police Department prior
to submittal of building plans and establishment of use and on an
ongoing basis to establish an effective theft prevention and
security program. [PO]
26. Written documentation that all Dublin Police Department
requirements have been complied with shall be submitted to the
Planning Director prior to issuance of building permits or
establishment of use. [PL, PO, B]

DEBRIS/DUST/CONSTRUCTION ACTIVITY
27. Measures shall be taken to contain all trash, construction
debris, and materials on-site until disposal off-site can be
arranged. The Applicant shall keep adjoining public streets free
and clean of project dirt, mud, and materials during the
construction period. The Applicant shall be responsible for
corrective measures at no expense to the City of Dublin. [B, PW]
28. Areas undergoing grading, and all other construction activities,
shall be watered, or other dust palliative measures used, to
prevent dust, as conditions warrant. [PW, B,]
DISPOSAL SERVICE
29. All trash receptacles located on both building sites (7099 and
7159 Amador Plaza Road) shall be located within approved trash
enclosures. [PL, LDD]
30. The Applicant shall submit a design detail and site plan
(depicting location) of the trash enclosure area subject to the
Planning Director's review and approval. The design of the trash
enclosure(s) shall reflect dimensional criteria deemed acceptable
by the Livermore Dublin Disposal Service, and shall incorporate
use of a 10' x 10' concrete apron in front to facilitate the
District's mechanical pick-up service. If wooden doors are
utilized, the doors shall be trimmed with a heavy metal lip.
Raised concrete curbing shall be provided inside the trash
enclosure area to serve as wheel stops for metal trash bins to
protect the interior walls of the enclosure. Colors and
materials of the trash enclosure(s) shall be architecturally
compatible with the main structure subject to Planning Director
review and approval. [PL, LDD, B]
ACCESS AND PUBLIC UTILITY EASEMENT
31. The Applicant shall record a new access and public utility
easement with the property owner of 7111-7155 Amador Plaza Road
(APN 941-305-32) to accommodate the new driveway connecting 7099
and 7159 Amador Plaza Road parcels, subject to the Public Works
Director review and approval. [PW. PL]
ON-SITE IMPROVEMENTS/STORM WATER MANAGEMENT
32. All damaged on-site existing pavement sections, if any, shall be
repaired or replaced as directed by the Public Works Director.

33. The Applicant shall submit an erosion control plan for
construction during the rainy season, subject to the Public Works
Director's review and approval. [PW]

34. Prior to construction work, the Applicant shall install two
layers of Amoco Propex #4545 filter fabric or equal over the
opening of the storm drains located within the construction area.
The fabric shall be secured by the storm drain grate. [PW]
35. Once construction is complete, the storm drains shall be cleaned
and vacuumed. The water used to flush the system and the debris
that is washed out will be removed from the outfall end and not
allowed to enter the open canals. [PW]
36. The existing fuel station shall be covered to prevent rain water
from washing fuel spills down the storm drain. [PW]
37. The existing car wash area shall be covered and wash water
deposited into the sanitary sewer system, or the car wash shall
be moved to another location and bermed so that the wash water
enters the sewer system. [PW]
38. The Applicant shall remove the existing damaged 12 foot by 13
foot metal shed containing battery recharging fluid and other
hazardous materials located in the rear storage lot area of the
existing Dublin Honda auto dealership facility (7099 Amador Plaza
Road). The outside storage of equipment is not allowed in the C-
2, General Commercial District. All toxic chemicals and
hazardous materials shall be located in a secondary containment
system and in a location that prevents contact with storm water.

PUBLIC IMPROVEMENTS
39. All improvements within the public right-of-way, including curb,
gutter, sidewalks, driveways, paving and utilities, must be
constructed in accordance with approved standards and/or plans
and may be constructed only after an encroachment permit has been
issued. [PW]
40. The Applicant shall be responsible for correcting deficiencies,
if any, in the existing frontage improvements to the satisfaction
of the Public Works Director. [PW]
41. Any relocation of improvements or public facilities shall be
accomplished at no expense to the City. [PW]
42. The Applicant shall comply with all applicable conditions of the
"Typical Public Works Conditions of Approval for
Commercial/Industrial Site Development Review (see Attachment).

MISCELLANEOUS
43. All existing and proposed signage for the 7099 and 7159 buildings
shall be subject to the Dublin Sign Ordinance requirements. [PL]
44. Building permits for the proposed improvements shall be secured
and construction commenced within one year after the effective
date of this approval or said approval shall be void. This one
year period may be extended an additional six (6) months after
the expiration date of this approval (Applicant must submit a
written request for the extension prior to the expiration date)
by the Planning Director upon the determination that the
Conditions of Approval remain adequate to assure that the above
stated Findings of Approval will continue to be met. [PL, B]
45. Prior to issuance of building permits, the Applicant shall submit
for review and approval a final site plan (1" = 20') in
conformance with the Conditions of Approval. Said plans shall be
fully dimensioned, accurately drawn (depicting all existing and
proposed conditions at the site), and prepared and signed by a
licensed civil engineer, architect or landscape architect. The
site plan, landscape plan and details shall be consistent with
each other. [PL]
46. The permit shall be revocable for cause in accordance with
Section 8-90.3 of the Dublin zoning Ordinance. Any violation of
the terms or conditions of this approval shall be subject to
citation. [PL]
47. To apply for building permits, the Applicant shall submit six (6)
sets of construction plans to the Building Department for plan
check. Each set of plans shall have attached an annotated copy
of these conditions of approval. The notations shall clearly
indicate how all conditions of approval will be complied with.
Construction plans will not be accepted without the annotated
conditions attached to each set of plans. The Applicant will be
responsible for obtaining the approvals of all participating non-
City agencies prior to the issuance of building permits. [B, PL]
