Alameda County Board of Supervisors to a PD,
Planned Development District allowing for C-O,
Administrative Office District uses (1432nd
Zoning Unit).
August 6, 1984 - The Dublin Planning Commission
approved Conditional Use Permit and Site
Development Review request for the Phase 1
Automation Electronics Corporation complex - a
three-story, 40,000! square foot office and
light manufacturing facility (PA 84-038.1 & .2).
March 21, 1986 - The Dublin Planning Director
approved the Site Development Review request for
the Phase II Automation Electronics Corporation
complex - a three-story, 60,000! square foot
office facility (PA 85-105).
Related to the above items, approvals have also
been granted for various wall signs (PA 87-027
and PA 87-028) and for an off-site, permanent
Special Easement Sign (PA 87-013).
APPLICABLE REGULATIONS:
Title 8, Chapter I, Alameda County Subdivision Ordinance, as adopted and
amended by the City of Dublin, reads in part: "It is the intent of this
Chapter to promote the public health, safety, and general welfare; to assure
in the division of land consistency with the policies of the Alameda County
General Plan and with the intent and provisions of the Alameda County Zoning
Ordinance; to coordinate lot design, street patterns, rights-of-way, utilities
and public facilities with community and neighborhood plans; to assure that
areas dedicated for public purposes will be properly improved initially so as
not to be a future burden upon the community; to preserve natural resources
and prevent environmental damage; to maintain suitable standards to insure
adequate, safe building sites; and to prevent hazard to life and property."
ENVIRONMENTAL REVIEW:
Categorically Exempt (Class 11)
NOTIFICATION: Public Notice of the April 6, 1987, hearing was published in
The Herald, mailed to adjacent property owners, and posted in public
buildings.
ANALYSIS:
The Applicant is requesting approval of a Tentative Parcel Map to
subdivide a 5.l! acre property into two parcels. The proposed parcels will be
2.25! acres and 2.88! acres in size, respectively. The common boundary
between the two parcels will be the phase line between Phases I and II of the
Automation Electronics complex.
Approval of the proposed subdivision should be conditioned upon the
establishment and recordation of appropriate cross vehicular and pedestrian
access agreements and cross utility agreements between the proposed parcels.
The proposed parcels conform to all applicable dimensional criteria for
the C-O, Administrative Office District (minimum lot size, minimum median lot
width, minimum front, rear and side yards, maximum lot coverage and maximum
building height).
The proposed Parcel Map has been reviewed by the appropriate public
agencies. The Draft Conditions of Approval (see Exhibit B) reflect
requirements recommended by the responding public agencies.

RESOLUTION NO. 87-
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF DUBLIN
APPROVING PA 87-023 TENTATIVE PARCEL MAP -
AUTOMATION ELECTRONICS CORPORATION
WHEREAS, Automation Electronics Corporation has requested approval
of a Tentative Parcel Map for the proposed subdivision of the Automation
Electronics Corporation property into two parcels, reflecting the phase lines
between the two office/manufacturing facilities located respectively at 11501
and 11555 Dublin Boulevard; and
WHEREAS, the State of California Subdivision Map Act and the
adopted City of Dublin Subdivision Regulations require that no real property
may be divided into two or more parcels for the purposes of sale, lease or
financing unless a Tentative Parcel Map is acted upon and a Final Parcel Map is
approved consistent with the Subdivision Map Act, and City of Dublin
Subdivision Regulations; and
WHEREAS, the Planning Commission held a Public Hearing on said
application on April 6, 1987; and
WHEREAS, proper notice of said Public Hearing was given in all
respects as required by law; and
WHEREAS, this application has been reviewed in accordance with the
prOV1S1ons of the California Environmental Quality Act and has been found to be
categorically exempt; and
WHEREAS, the Planning Commission finds that:
A. Tentative Parcel Map is consistent with the intent of applicable
subdivision regulations and City Zoning and related Ordinances.
B. The proposed Tentative Parcel Map is consistent with the City's General
Plan.
C. The Tentative Parcel Map will not have a significant environmental
impact.
D. The Tentative Parcel Map will not have substantial adverse effects on
health or safety, or be substantially detrimental to the public welfare,
or be injurious to property or public improvements.
E. The site has been previously developed and the subdivision will reflect
the project phasing line.
F. This project will not cause serious public health problems in that all
necessary utilities are available and Zoning, Building, Plumbing
Ordinances control the type of development, and the operation, of the
uses to prevent health problems after site's subdivision.
NOW, THEREFORE, BE IT RESOLVED THAT THE Dublin Planning Commission
approves PA 87-023, Tentative Parcel Map, subject to the following conditions:
CONDITIONS OF APPROVAL:
1. The subdivision of the 5.l~ acre Automation Electronics Corporation
property shall be in substantial conformance with the layout indicated on
the Tentative Parcel Map submitted with the Application, prepared by Bryan
& Murphy Associates, Inc. consisting of one sheet and labeled "Tentative
Parcel Map - A portion of Record of Survey No. 395 filed October 3, 1969."

2. Existing and proposed cross vehicular and pedestrian access easements and
cross utility easements (including private easements) shall be submitted
for review and approval by the City Engineer prior to the recordation of
the Final Parcel Map. These easements shall allow for practical vehicular
access and utility service access over the two parcels of this Tentative
Parcel Map.
3. Copies of the Final Parcel Map and improvement plans, indicating both
parcels and drainage facilities within the subdivision shall be submitted
at 1" = 400-ft. scale, and 1" = 200-ft. scale for City mapping purposes.
4. Comply with all zoning provisions, including provisions of the City of
Dublin Zoning Ordinance and Conditions of Approval established for previous
zoning entitlements covering the property, including l432nd Zoning Unit,
PA 84-038.1 and .2, PA 85-105, PA 87-013, PA 87-027, and PA 87-028.

Statement on Automation Electronics Corporation Project, Site,
Benefits and Costs:
THE PROJECT
The Project was developed in two phases:
1) A three-story, terraced, 40,000 square foot office and
light assembly building just below the crest of the
hill. This facility is presently the corporate
headquarters of Automation Electronics Corporation and
current employment is approximately 100 people.
Construction was completed in March, 1986.
2) A three-story 62,500 square foot office building east of
Phase I at the bottom of the hill. This facility is
presently under lease to Hexcel Corporation.
Construction will be completed in early 1987.
THE SITE
The subject property consists of approximately 5.13 acres located
south of Dublin Boulevard next to the 1-580 Freeway, at the
south-west corner of Reimers Way. Freeway access is just east of
the property. The eastern portion o'f the property is flat; the
western half rises to a bluff overlooking the San Ramon and
Livermore Valleys.
Special care has been taken in planning the engineering so that
there will be only limited changes in the contours and slopes of
the land. The landscaping of the property takes advantage of the
existing trees and fauna. Additional landscaping with mature
trees and plants is part of the overall plan.
The buildings are located on the site as part of an overall
campus setting. The architects have taken special care to fully
integrate this development with the surrounding commercial and
residential communities. We feel that the buildings will be
recognized as a major architectural asset within the City of
Dublin.
