FINANCIAL STATEMENT:
Sufficient funds are included in the Fiscal Year 1996-97 Budget
DESCRIPTION: As part of the 1996-2001 Capital Improvement Program, funds were
budgeted for the development of a master site plan for future site improvements at ilie Dublin Heritage
Center. Alan R. Dreyfuss, the architect responsible for the renovation of the Murray Schoolhouse and Old
St. Raymond's Church, has submitted the following proposal for development ofilie master site plan:
Purpose
The purpose of ilie Master Site Plan is to develop a model for future site improvements and a strategy for
their implementation.
Scope of Work
1. Site Examination
Consultant will walk ilie site in order to become familiar with ilie current opportunities and
constraints for site development, climatic conditions and impact of adjacent uses.
2. Preliminary Prowam
Consultant will consult wiili City departments in a joint meeting to identify requirements for
parking, driveways and fire access in relation to the current program for use of ilie structures and
site. Consultant will establish a preliminary budget for construction at this meeting.
3. Preliminary Site Plan
Incorporating data collected in the previous sections, Consultant will develop a preliminary plan
for review and comment by City Staff. At this time, possible phasing for ilie project will be
discussed.
4. Master Site Plan
The fmal Plan will include location, orientation and scale of:
. Driveways, parking and maintenance vehicle access areas;
. . Accessible pailis of travel linking parking, use areas and structures;

. Picnic areas, play areas and interpretive features;
. Patios, plaza and gathering areas linked to structures;
. Access to creek and other natural features;
. Site lighting and signage;
. Fencing, benches and plantings.
Detailed design of the various elements of the plan (signs, site furniture, patio surfaces, etc.)
would be developed as part of construction documents for the various projects and would not be
included in the Site Plan.

Consultant would develop a plan to divide the work into logical projects based on project priority
and projected financing.
The scope of work as outlined above can be accomplished within the available budget.
Staff recommends iliat the City Council authorize ilie City Manager to execute an agreement between ilie
City of Dublin and Alan R. Dreyfuss for consultant services for a master site plan for the Dublin Heritage
Center at a cost not to exceed $4,000.
