Porto to Plng Comm re: Positano SDR & CUP Community Developnlent Department Planning Dilvision MEMORA1~DUM DATE: TO: FROM: September 4, 2007 SUBJ~~ Planning Commission Michael Porto, Planning Consultant (-{'tf' Positano, PA 07-005 Site Development Review and Conditional Use Permit. The project Applicant, Braddock and Logan Services, Inc. requested a continuance of the Site Development Review and Conditional Use Permit just prior to the Planning Commission meeting of June 26, 2007. The project was to be reviewed by the Planning Commission at that meeting. The developer requested the continuance in order to address concerns regarding the readability of their packet. This memorandum has been prepared to address what has occurred since the proj ect continuance was requested. Since the June 26, 2007 Planning Commission meeting, the Applic:mt has re-packaged their proposal to provide consistent architectural drawings for the project. Additionally, the Applicant has upgraded the graphic representation of the project, including the elevations, significantly. The plan package, included as Attachment 3 and redated July 31, 2007, to the attached Staff R'~port represents the Applicant's new graphic plan package. There have been no changes to the original drawings except to make them clearer and more readable and to provide a better visual image ofthese projects. Please note: Staff became aware that a standard Condition of Approval relating to fees was not originally included as a Condition of Approval for the project. Therefore, Staff has included Condition number 39 (fees) to the draft Resolution of Approval. The draft Resolution is included as Attachment 1 to the staff report. The Planning Commission Staff Report for the June 26, 2007 meeting has not been altered in any way since it was originally issued to the Planning Commission and the Applicant. The June 26, 2007 Staff Report, including attachments, is included with this memorandum for your review. As the project was continued to a date uncertain, the project has been publicly noticed in accordance with the requirements in the City of Dublin Zoning Ordinance. The original recommendation to approve the project subject to the Findings required and the Conditions of Approval both contained in the attached Resolution remains Staff s recommendation.
