FINANCIAL STATEMENT:
No cost.
DESCRIPTION: The building at 7410 Amador Valley Boulevard
contains 6,258 square feet and is presently occupied by two
restaurants and the Dublin Veterinary Hospital. At the rear corn~r of
the space occupied by the veterinary hospital there is a recessed 6' x
7' covered entry. (see Exhibit 2) The owner proposes to enclose the
entry by constructing two walls which will extend from the foundation
to the beams supporting the roof over the entry.
Section 3802(d) of the Building Code provides that automatic fire
sprinklers be provided whenever a new building exceeds 5,000 square
feet. Section 3802(j) provides that whenever an existing building is
enlarged and the building plus addition exceeds 5,000 square feet
automatic fire sprinklers must be installed throughout the building.
Estimated costs for the sprinklers is $24,000.00 (see Exhibit 1). The
owner is requesting a variance to permit the addition without
installing fire sprinklers.
In order to grant the requested variance, the city Council must find
that; 1) the Variance is consistent with the purpose of the code; 2)
the variance will not lessen the protection to the people or property
within the City. In this case the floor area is being increased by 42
square feet, but there is no increase in roof area, thus the increased
risk from fire is minimal.

Re: 7410 Amador Valley Blvd
I have applied for a permit to do an enclosure at
Dublin Veterinary located at 7410 Amador Valley Blvd.
The reason for the enclosure is constant vandalism
and defacing of the property. The proposed enclosure
has two existing walls and an existing roof so the
enclosure would consist of 2 walls totaling -42 sq. ft.
Upon my application to the City, I learned that
sprinklers are required on such an addition.
Enclosed is a quote for sprinklers in the building.
As you can see, it is a major expense totaling over
$25,000.00, which makes this project financally unfeasible.
I am asking for a variance of this ordinance so
that I can complete this project.

Dear Mr. Martin:
We are pleased to quote you the sum of $11,500.00 to fire sprinkler
inside only of the above address. Our price is based on start-
ing at 6" above finished grade near existing gas meters.
We will give you a separate rough estimate at this time on under-
ground piping, coming off Amador Valley Blvd. of $12,500.00 less
permit fee's or Maintenance Bond, this is based on water line
being on souths ide of Amador Valley Blvd.
Plans shall be submitted to City of Dublin and Dougherty Regional
Fire Department and approved by them; all permit fee's will be
paid by this Contractor.
WE EXCLUDE: (l) electrical wlrlng; (2) tamper switches or central
station hook-up; (3) repairing of drywall ceiling for access to
existing attic in Dr. Nagel's area, Dublin Fish & Chips and Lucky's
Pizza area.

RESOLUTION NO. - 93
A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF DUBLIN
REQUEST FOR A VARIANCE TO SECTION 3802(j) OF THE DUBLIN BUILDING CODE
WHEREAS, Ralph Martin representing the Martin Land Company
et al has requested a variance to section 3802(j) of the Dublin
Building Code so as to permit a 42 square foot addition to the
building at 7410 Amador Valley Boulevard; and
WHEREAS, the City council finds that the granting of the
variance is consistent with the purpose of the code and will not
lessen protection to the people or property in the City of Dublin.
NOW, THEREFORE, BE IT RESOLVED THAT THE Dublin City council
does hereby grant the requested variance.
