Residential Development Planned Development (PD) Rezone Stage 2; Vesting Tentative Map; and Site Development Review (Report Prepared by: Carol Cirelli) None PROJECT DESCRIPTION: The Applicant is requesting PD Rezone (Stage 2 Development Plan); Vesting Tentative Subdivision Map and Site Development Review approval for the Tassajara Creek Phase II Greenbriar Homes Communities, Inc. residential project located on the former Yarra Yarra Ranch, on the west side of Tassajara Road, north of the Casterson Development (Tassajara Meadows). The project site has already received approvals for a General Plan and Specific Plan Amendment consistent with the Eastern Dublin Specific Plan and Stage 1 PD zoning that re-zoned the property to Medium Density Residential and Open Space. The Stage 2 Development Plan is a more detailed plan that project-level development plan that outlines specific permitted and conditional uses, development standards for site plarming and architecture, and so forth. The Applicant is also requesting Tentative Subdivision Map approval to subdivide an approximate 8-acre site into 46 residential lots on 5.66 acres; 1.4 acres of creek corridor open space (parcel D); and .9 acres of creek corridor open space (parcel E); and a Site Development Review approval for the construction of 46 single family detached dwelling units. RECOMMENDATION: It is recommended that the Planning Commission cOntinue this public hearing item to the March 13, 2001 Planning Commission meeting date.
