ft. where a maximum of 300 sq. ft. in area is permitted in a C-l (Retail Business)
District, located at Regional Street, east side, south of the intersection with
Amador Valley Boulevard, Dublin Area, Pleasanton Township.
PERTI NENT FACTS:
History: A Site Development Review for the existing store was approved in
1971 (S-397).
Physical Features: The shopping center has been developed with several large stores
and several smaller ones. The applicant propos'es to add a freestanding sign 600
sq. ft. in area and it,S' in height to advertise the drug store and a market.
Adjacent Area: Other major tenants in the cent,!r include a department store and
miscellaneous smaller stores.
PLANNING CONSIDERATIONS:
According to the adopted Dublin Regional Center Design Policy businesses of the
size of subject applicant's would be permitted a single freestanding sign, not
to exceed 300 sq. ft. total area.
Such a sign was approved in the prior Site Development Review.
Approval would be a precedent for similar oversized signs for adjacent business
uses.
FINDINGS REQUIRED:
Are there special circumstances applicable to the property which deprive the
property of privi leges enjoyed by other propert'f in the vicini ty under the
identical zoning classification?
No. The site is quit~ visible and well setback from the streets. A conforming
sign should be adequate.
Will the granting of the application constitute a grant of special privileges
inconsistent with the limitations upon other properties in the vicinity and zone?
Yes. All similar recent approvals in the area have been limited to 300 sq. ft.
Will the use be detrimental to persons or propel"ty in the neighborhood or to
the pub lie we !fa re?
Yes. Approval would be detrimental as a precedcmt for other businesses in the
Dublin Regional Center area.
PRE-HEARING RECOMMENDATION: Disapproval.
