The applicant is proposing to install a new mini/full service car wash and remove the auto service bay. Existing convenience store to remain b. The proposed carwash on site circulation is compatible with the existing gas station circulation. In designing the site plan we allowed for the access of the fuel delivery routing. We think that on site circulation is positive and would support the business. The proposed structures (car wash tunnel and vacuum trellis) are compatible with the architecture of the existing building. We have utilized the existing building color scheme and stone veneer finish f. Yes, there is plenty of paved yard for the existing and proposed business. Please note that the applicant is proposing to eliminate the auto service bay business and replace with the carwash business g. Since the proposed development is on a flat site and the structure will be installed behind the existing convenience store building, the proposed development will not impact any views. h. It is a relatively flat site. Gently sloped for surface drainage towered Regional Street i. The proposed structure is a one story car wash tur nel in addition we are proposing a 32 ft. X 31 ft. vacuum trellis. The surrounding developments are one story buildings compatible with this project. We are utilizing a stone veneer base with an accent band on the carwash building and the trellis posts. The color and the material of the stone veneer is the one on the existing convenience store building. As far as the t.se the gas station is located in a shopping center. The zoning is retail commercial (C1). The proposed carwash service is compatible with the gas station use and it is proposed to serve the neighborhood j. Added 4 trees to screen the carwash drive and shade the proposed parking stalls. Enhance the existing planters at the driveways with ground cover and 15 gallon trees. Install ground cover shrubs and trees along the adjacent property, lines. k. The project site located at 7850 Amador Valley Road in Dublin is not listed on the Department of Toxic Substances Control- Hazardous Waste ar d Substances Site (Cortese) List.
