Thompson, Public Works Director ATTACHMENTS: 1) Resolution Approving Final Parcel Map 7355 2) Reduced Copy of Final Parcel Map (Sheet 3 of 7) RECOMMENDATION: Adopt resolution FINANCIAL STATEMENT: performance and labor Toll Brothers with their resubdivision to guarantee construction of roadway improvements on Central Parkway and the connector street between Dublin Boulevard and Central Parkway. Toll Brothers will also pay the cost of the associated construction inspection. DESCRIPTION: Parcel Map 7355 is located in the Eastern Dublin Specific Plan area, generally bounded by Tassajara Road on the east, Gleason Drive on the north, Tassajara Creek on the west and Dublin Boulevard to the south. Parcel Map 7355 consists of four parcels, Parcels I & 4, Emerald Glen Park; Parcel 2, Toll Brothers residential_ development; and Parcel 3, a furore commercial development. The ParCel Map includes dedications of Central Parkway, the connector street between Dublin Boulevard and Central Parkway (as yet unnamed, but designated as Street "A"), the western portion of Tassajara Road, and a small northerly portion of Dublin Boulevard. A furore subdivision of Parcel 2 will be processed by Toll Brothers as a residential development. The street improvements for Central Parkway and the connector street will be guaranteed with that Map. The frontage improvements on Tassajara Road will be a requirement of the development of Parcel 3. This Final Parcel Map will establish the parcels for the two phases of the City's Emerald Glen Park. ParCel 4 comprises 26.102 acres and represents Phase I of Emerald Glen Park. ~To date, the Alameda County Surplus Property Authority has been required to dedicate 24.667 acres to the City through the City's Parkland Dedication Ordinance. Of this amount, 3.48 acres is for street right-of-way adjacent to the park and the remaining 21.187 acres is for Phase I of the park. The City will need to pay for the balance of 4.915 acres that make up Parcel 4. A purchase a~eement for this acreage will be brought before the City Council at the next meeting. Page 2 RESOLUTION NO. - 99 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF DUBLIN APPROVING FINAL PARCEL MAP 7355 (EMERALD GLEN) WHEREAS, the Final Parcel Map 7355, in the incorporated territory of the City of Dublin, State of California, has been presented to this City Council for approval, all in accordance with the provisions of the Subdivision Map Act of the State of California and the City of Dublin Municipal Code; and NOW, THEREFORE, BE IT RESOLVED that the Final Parcel Map 7355 be and the same is hereby approved; and the City of Dublin accepts rights to Central Parkway, Street "A", Tassajara Road, Dublin Boulevard and to those strips of lands marked Public Service Easement (P.S.E.), Storm Drain Easement (S.D.E.), and Emergency Vehicle Access Easement (E.V.A.E.), as offered for dedication to public use in conformity with the terms of dedication be, and they are hereby accepted; and that the Clerk of this City Council be and is hereby directed to transmit said Map to the County Recorder for filing.
