A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF DUBLIN
APPROVING AND ESTABLISHING FINDINGS AND
GENERAL PROVISIONS OF A REZONING
CONCERNING PA 83-052 K & S CO
WHEREAS, A1 Satake, representative of K & S Co., Inc., on behalf
of the property owners, proposes to rezone 1.30 acres (APN 941-305-4-1),
located at the southeast corner of San Ramon Rd. and Amador Valley Blvd.,
from C-O (Administrative Office) to C-1 (Retail Commercial); and,
WHEREAS, the City Council finds that the City of Dublin is in the
process of preparing and adopting a general plan, and that there is a
reasonable probability that the proposed rezoning will be consistent with
the future general plan; and,
WHEREAS, there is little or no probability that the rezoning will
be a detriment to, or interfere with the future general plan, should the new
zoning ultimately be inconsistent with the future general plan; and,
WHEREAS, the rezoning will not have a significant environmental
impact; and,
WHEREAS, the rezoning is appropriate for the subject properties,
in terms of being compatible to existing and permitted land uses,
transportation, and service facilities; and,
WHEREAS, the rezoning will not have substantial adverse effects on
health or safety, or be substantially detrimental to the public welfare, or
be injurious to property or public improvements; and,
WHEREAS, The Planning Commission has recommended that the City
Council adopt a Negative Declaration for this rezoning;
NOW, THEREFORE, BE IT RESOLVED THAT THE Dublin City Council does
hereby approve the C-1 (Retail Commercial) rezoning request for APN 941-
305-4-1, 7980-8000 Amador Valley Blvd., subject to the following conditions:
GENERAL PROVISIONS
1. The site parking and drainage shall be improved consistent with Zoning
Ordinance requirements for continued maintenance.
These improvements should include:
a. restriping the parking stalls;
b. directional arrows painted on the pavement where one-way traffic
is required;
c. a directory sign installed to assist the fire department and
customers in locating tenants;
d. pavement patching and drainage system repairs made to remedy
damage that currently exists.
2. With the conversion to retail use, a trash enclosure shall be installed
as acceptable to the Planning Department.
