APPLICABLE REGULATIONS: 8-60.65.1 states, in part, that
directional tract signs can have a maximum area of 24 sq. ft. and
a maximum height of 15'; said signs are conditional uses in any
District.

The principal issue associated with this application is how
many off premise tract signs are appropriate. In a similar
application in October 1982, the Zoning Administrator
approved a request for two off premise tract signs. In
April of 1983, the Planning Commission approved a
Conditional Use Permit for one tract sign. While each
subdivision should be reviewed in context of its size and
location, it seems reasonable to limit off premise tract
signs to two per subdivision. A greater number of signs
could result in a proliferation of tract signs along the
major streets within the City.
RECOMMENDATION
FORMAT: 1) Open public hearing and hear staff
presentation
2) Take testimony from applicant and the public
3) Question staff, applicant and the public
4) Close public hearing and deliberate
5) Adopt Resolution regarding Conditional Use Permit
or direct Staff to make revisions and continue
hearing
ACTION: Staff recommends that the Planning Commission adopt a
Resolution, Exhibit "A", which approves the Conditional Use
Permit application with a limit of two off-premise tract signs.
