Staff has prepared a presentation on the Building Division and the current development in the City. The Building Division administers and enforces the Building, Plumbing, Electrical, Mechanical, and Housing Codes to ensure the safe construction of buildings and structures. This is accomplished through complete plan review before issuance of the building permits, issuance of permits, and on-going inspections during construction. The Building Division has performed over 2,000 plan reviews, issued over 2,700 permits, and completed over 33,000 inspections since January 1, 2001. These include homeowner projects such as room additions, pools and spas as well as commercial tenant improvements. Additionally, a large part of the Building Division work includes new construction of single family and multi-family dwelling units and commercial and office complexes. Single Family Residential: During the last two years, single family construction has been very active. Current single-family projects under construction are the Riva and Rainsong by Greenbriar Homes; Brittany Lane by Black Mountain; Tassajara Meadows by Mission Peak; Scarlett Place by Castle Company; Chantimar by Bro0kfield Homes; Highgrove by Shea Homes; and Pinnacles, St Andrews and Glen Eagle by Toll Brothers. COPIES TO: ITEM NO. __~ G:~AgendasX2002\CC 11-19 Presentation.doc / .,~ ~ Since January 2001, 518 single-family dwellings have started construction and 659 single-family dwellings have been finaled. Multi-Family Residential: The newest multi-family projects are the four new subdivisions in Area G. To date the City has issued 207 permits for multi-family units in this area. The Toll Brothers currently has the models for the Cottages, Courtyards, Villas, and the Terraces under construction with a total of 1,396 units when the projects are complete. All of these units are "for sale" units including 105 affordable units. The Building Division Staff also are active on inspections and plan checks for two apartment projects which are under construction: Archstone, which has 177 units and Waterford, which has 390 units. Since January 2001 the City has issued permits for the construction of 774 new multi-family units and has finaled 123 units. Commercial/Office: The City has seen two major revitization projects in the last two years: Home Expo Design Center on Amador Plaza Road and the Safeway center on Dublin Boulevard. Staff has also been working on new commercial and office projects in the eastern part of the City including the Sybase project, the Waterford commercial center, and the completion of Emerald Point Office Park. New commercial projects that are in review for building permits are the Corrie Center on Dublin Boulevard, the E1 Monte RV on Scarlett Court and the Armstrong Garden Center on San Ramon Road. RECOMMENDATION: It is recommended that the City Council receive and accept the presentation from Community Development Department Staff.
