The proposed structure is just east of the existing sanctuary which will be repurposed once construction is complete. The purpose of this Visual Analysis Report is to demonstrate the changes of off-site viewsheds frorn various locations within Dublin, CA. The project was assessed from four viewpoints, which represented the views of the different user groups. Three points mimic the existing points used for the EIR plus an additional one for clarification. The following points are articulated in the chart below. Visual resources of existing and post construction conditions were analyzed from the selected view points using simulations of the proposed project. These simulations were prepared with photo imaging techniques based on field surveys and architectural data. General comparison chart EAsting - - . Just visible behind the established landscape is the root line of the proposed facility. The majority of the tree canopies in this photograph are deciduous. Due to the time of year the picture was taken the trees have not yet leaved out. Spring leaves would nearly cover the proposed sanctuary. The proposed cross resides at the point where the slopes in the background meet the existing tree canopy. . Proposed landscape will further obscure the roof lines of the proposed facility. Valley Christian Center - Visual Impact Report 6 designlab252 Conclusion Visual simulations clearly delineate little to no visual impacts for off site viewers of the Valley Christian Center. Existing features of the site which include topography and existing landscape prove sufficient in buffering negative visual impacts to Valley Christian Center neighbors. Proposed perimeter landscape would additionally cover the proposed building in time. Mitigation measures beyond the City of Dublin required perimeter planting are not recommended for this project.
