Star Lanes is a family entertainment venue offering interactive bowling along with
upscale (casual) food and beverage choices. This 28,455 square foot facility at 6705
Amador Plaza Blvd has 16 bowling lanes: 12 open-play lanes and 4 private party lanes.
In addition to bowling, Star Lanes amenities include full service bars, a kitchen, and a
restaurant offering lunch and dinner options. The interior contains integrated state-of-
the-art audio, visual, and lighting systems strategically placed throughout the facility.
This innovative combination creates a highly social environment suitable for all age
groups.
With the close proximity to BART, and its physical location between the Interstate
680/580 corridors, Dublin and the Tri-Valley area provide an excellent opportunity for
business development. Marketing efforts will be focused within a 20-mile radius or 35
minute drive time, with the primary emphasis on corporate functions and events within
the local business community. In addition to the corporate customer, Star Lanes will
offer several birthday party options for children and adults, as well as customized
planning for private parties and special events.
Star Lanes will open daily at 11:00am and close at midnight on Sunday through
Thursday. On the weekend, operating hours will be extended to 2:00am. Customer
volumes will be heaviest on Friday and Saturday, with the peak demand beginning after
8:00pm on the weekend nights. To manage this operation Star Lanes will sign a contract
with a P party Management Company specializing in the entertainment sector. Initial
employee requirements for Star Lanes is approximately 75 full and part-time team
associates,. generating annual payroll revenues in excess of $1 million dollars
($1,000,000) for the City of Dublin. During non-peak days Star Lanes will employ 15-
20 associates per shift, and during peak hours this number will expand to 35 associates.
Having both experienced and professional on-site management insures that operational
objectives will be met, and that the goal of providing an exceptional guest experience
remains at the forefront.
During peak periods, which occur after 9:00pm on the weekends, the surrounding
businesses will already be closed for the day. This unusual situation of having "peak
hours" late at night is actually complimentary for the surrounding businesses. With
approximate 175,000 visitors expected at Star Lanes in its first year, the existing tenants
will benefit significantly from increased visibility. However, even with this spike in
potential customers, neither existing customers nor employees of surrounding businesses
will be disrupted or impacted because of increased traffic or parking demands. Star
Lanes will be an excellent addition to Enea Plaza and Dublin overall, with the
surrounding tenants gaining an excellent opportunity, to obtain new customers and
revenues as a result of this operation.

To supplement and increase parking capacity, Star Lanes will hire Signature Parking to
support its complimentary valet parking option. Customer and employee safety remains
the highest priority, with escort and umbrella assistance available when necessary or
requested. Also, as a condition of their employment, all Signature employees will attend
scheduled training classes on a regular basis. Signature's operating model converts 23
existing parking spaces, the existing loading dock, and some available curb space into 40-
45 dedicated valet parking spaces (see Operational Valet Plan). This conversion
increases the existing parking capacity by a minimum of seventeen (17) vehicles.
Additionally, Star Lanes employees will park off-site during peak hours, thereby
permitting access to an additional 35 parking spaces. These two changes increase total
on-site parking capacity by over 10%, and when combined with Star Lanes' off-site
parking program, improves capacity by over 20%.
The projected peak capacity for Star Lanes is 392 guests, which includes 35 working
employees during peak hours. The Parking Study states there is sufficient parking to
effectively handle between 400-500 customers at peak levels. Based on these facts, Star
Lanes is confident our proposed parking plan is realistic to execute, and clearly
demonstrates that the project has sufficient parking at all times.
in summary, Star Lanes is anxious to begin our tenure as a responsible and viable
business in Dublin, California. We sincerely hope the City of Dublin values our
commitment, and we look forward to their continued support of Star Lanes. By
establishing a local leisure entertainment venue within Dublin, residents will no longer
need to travel to San Jose, Walnut Creek, Danville, Livermore, or even San Francisco for
a comparable experience. We are excited to be a part of this community, and we look
forward to working together with the City of Dublin to provide Dublin residents a new
and exciting venue that the whole family can enjoy.
