Conditional Use Permit - Written 5tatement (A) What type of business, activity or use are you proposing? - We propose leasing retail space to open a full service, general Veterinary Clinic that will offer internal medicine, general surgery, dental care, geriatrics, exotic animal care, humane euthanasia and contracted disposal, medical boarding, preventative care and behavior counseling. We may at some future point consider offering general boarding if space and demand allows. We may consider purchasing the building housing the proposed lease space if ever offered for sale. (B) How many employees will you have or propose to have? - Initially we shall start with one full-time and one part-time Veterinarian. Two fu11-time and one part-time workers shall be employed in support of the aforementioned Veterinarians. Our eventual goal is to employ three full-time Veterinarians. And the industry standard for Well-Managed Practices is to employ 4.5 staff inembers in support of each full-time veterinaxian. (C) What are you proposed hours and days of operation. - Our plans call for being open 8am - 6pm Monday- Friday and 8am -lpm Saturday. The practice will be closed Sundays and major holidays. (D) Will your business, activity or use target a specific segment of the community - Yes, All local residents owning companion animals. Demographic analysis suggests that within 5 minutes of the proposed Veterinary Clinic location, 6,854 households own at least one companion animal. (E) In what ways will your business, activity or use benefit the community? - According to the Demographic analysis, the region is underserved with regard to general veterinary caxe, especially in the eastern reaches of the city proper. We will utilize our extensive post-graduate education and experience to change the way Dublin ATTACHMENT 1 residents provide care for their pets in form of up-to-date treatment options with a focus~ on client education and preventative care. We plan to benefit the community and city by educating Dublin residents through outreaEh programs based in local schools, the community library and city-wide public events. Our business activity will increase foot traffic within the Dublin Corners shopping center to the benefit of all other businesses therein. We also plan to offer discounted care to local police K9 units and other , governmental and private service dogs, as well as regional companion animal rescue groups. ~ (F~ Are there any ways in which your business, activity or use may disrupt the peace of the surrounding residents or businesses? - No, not directly. Indirectly, increased companion animal foot traffrc may yield sights associated with animal waste. But we have established plans to self-police our Shopping Center on a daily basis to quickly rectify the aforementioned inconveniences at our expense. (G) Will your business, activity or use have any negative effects on the health and safety of the people residing or working in the area? -No. On the contrary, our business activities will improve the health and safety of the community. For example, surgical sterilization will likely decrease animal roaming and reduce the feral animal population. Our community outreach, vaccination and intestinal parasites protocols will likely reduce the incidence of zoonotic disease such as rabies, leptosporosis and visceraUocular larval migrans associated with common intestinal paxasites. Our behavior training efforts will hopefully reduce the incidence of negative human-animal interaction. Will your business, activity or use have any negative impacts on property, transportation systems, or existing improvements in the neighborhood. - No. Please refer to section (F). Is the proposed project located on a hazardous waste or substance site (pursuant to Government Code Section 65962.5)? - No. ~
