Thank you for your project plans submitted to the Planning Division on July 16, 2008. After reviewing
the project plans, Staff has determined that we are unable to approve the proposed project. The project
site, 6958 Sierra Court, is zoned M-1 (Light Industrial). The Land Use Designation for the site is
Business Park/Industrial.
The Business Park/Industrial General Plan Designation allows a maximum Floor Area Ratio of 0.40.
Floor Area Ratio is defined by Chapter 8.08.020 of the Dublin Zoning Ordinance as "the floor area,
including the total floor area of each floor and all buildings on a site, including internal circulation (halls,
lobbies, stairways, elevator shafts, enclosed porches, and balconies, etc.), storage and equipment
space, as measured from the outside faces of the exterior walls."
The project site is 1.37 acres (59,677 square feet) and the existing building is 23,994 square feet. The
current Floor Area Ratio for the site is 0.40, which is the maximum as allowed by the City of Dublin's
General Plan. Consequently, due to the size of the lot and the size of the existing building no additional
floor area is permitted on the project site; therefore, we are not able to approve the proposed storage
building. The Floor Area Ratio with the proposed 4,998 square foot shed would be 0.49.
Our division has received additional comments from the other departments; however, we thought that it
was in your best interest to not delay this news to you or to spend additional time processing your
application.
