FINANCIAL STATEMENT:
Total estimated cost for project is $1,500.
DESCRIPTION:
At the joint meeting of the City Council and the Directors of the Dublin
Joint Unified School District held on August 4th, Staff was directed to
develop a plan for landscaping the area directly in front of the Senior
Center.
The Senior Center has a large wall that faces Larkdale Avenue, and the
expanse needs to be softened. Landscaping this area is a more attractive
alternative to painting the raised bricks on the southwest wall facing
Larkdale.
The complete proposal consists of a one-day volunteer project (Scouts,
service clubs, or Seniors) to install six 15-gallon Crape Myrtle trees, 17
five-gallon Xylosma shrubs, a manual bubbler irrigation system for trees and
shrubs, and 1" of bark mulch as a weed suppressant. The proposal includes all
the necessary stakes, ties, fittings, and other materials, as shown on the
plans (Exhibits 3 and 4). A manual irrigation system is provided because of
(1) increased cost of an'automatic system, (2) the seniors could be more
actively involved in the care of plants, and (3) the plants are drought-
resistant, and after initial establishment, will require water only on an
intermittent", as-needed basis. MeE crews will provide coverage on watering
during establishment, as they already maintain the Senior Center building.
Three conditions have been set by the Dublin Joint Unified School
District for this project (see Exhibit 5). If this proposal is approved,
these conditions will be met. DJUSD's Maintenance Superintendent has verbally
approved the plans, but the City has not received the requested written
approval. The plant material used in this proposal is consistent with the
planned landscaping of this property by DJUSD. The Senior Center is not
included in the District's plans for landscaping, although ultimate
maintenance of the Senior Center grounds is the responsibility of DJUSD. MCE
has waived their 20% administration fee on the plant and irrigation material
to further assist in the development of this project.
The City Attorney has stated that the agreement for this landscaping
project should be in the form of an amendment to the building lease agreement
between the City and school district. Two other items are also included in
this amendment: a change of name from Murray School District to Dublin Joint

Unified School District and a change of lot number designation. A new parcel
map was filed for this property in 1988. This lease amendment was approved by
the School District Board of Directors at their January 4th meeting; it was
not possible to obtain a signed resolution in time to include it in the agenda
packet.
Staff recommends that the City Council adopt the resolution approving
the amendment to the lease agreement, authorize Staff to proceed with the
landscaping, and authorize a budget transfer of $1,500 from unallocated
reserves to the Senior Center Maintenance Budget.

A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF DUBLIN
APPROVING AMENDMENT TO AGREEMENT
WITH DUBLIN JOINT UNIFIED SCHOOL DISTRICT
FOR LEASE OF FALLON SCHOOL MULTIPURPOSE FACILITY
(SENIOR CENTER BUILDING)
WHEREAS, the City of Dublin and the Murray School District
entered into an agreement dated November 3, 1986, for lease of the Fallon
School Multipurpose Facility; and
WHEREAS, changes need to be made in the agreement to accommodate
change of school district name to Dublin Joint Unified School District, the
lot number, and to incorporate provisions regarding landscaping installation
and maintenance;
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City
of Dublin does hereby approve the First Amendment to Agreement for Lease of
Fallon School Multipurpose Facility (Senior Center Building).
BE IT FURTHER RESOLVED that the Mayor is authorized to execute the
agreement.

FIRST AMENDMENT TO AGREEMENT FOR
LEASE OF FALLON SCHOOL
MULTIPURPOSE FACILITY
WHEREAS, 'l'HE CITY OF DUBL~N ("city") and MURRAY SCHOOL
DISTRICT are parties to an agreement dated November 3, 1986,
entitled "Agreement for Lease of Fallon School Multipurpose
Facility" ("Agreement");
WHEREAS, MURRAY SCHOOL DISTRICT was dissolved and its
rights and obligations were assumed by the DUBLIN UNIFIED SCHOOL
DISTRICT ("Schoo~ District") as of July 1, 1988;
WHEREAS, MURRAY SCHOOL DISTRICT'S rights and Obligations
under the Agreement were assumed by School District as of July 1,
1988;
NOW, THEREFORE, it is agreed between City and Schoo~
District that the Agreement is amended as follows:
ADD to Section 1 Resoonsibilities of Citv, the following
subseotion f:
"f. city, at its own cost, shall install landscaping
and irrigation for such landscaping along the front wall of the
Fallon School Multipurpose Facility, as shown on the plans for
such landscaping and irrigation system to be approved by District
prior to installation."
AMEND subsection a. of Section 2. Responsibilities of
~iBtrict to read as follows:
"a. The District shall maintain the landscaping on
Parcel C of Parcel Map 5133 and the landscaping and irrigation

system installed by City pursuant to Seetion 1 (f), as well as
those walkways immediately adjaeent to the building in good
condition."
EXCEPT AS EXPRESSLY PROVIDED HEREIN, the Agreement shall
remain in full force and effect.
