Subject: Keep the Dublin Ranch Villages Promise
Dear City Councilmember:
I do not support any more conversion of commercial projects to residential projects, including the ones proposed by
land owners such as John DiManto of San Jose Construction Company and Jim Tong of Charter Properties, in Dublin. I
am disappointed that Dublin City Hall has opened the door to build more condos at the Promenade, and I am gravely
concerned that it is about to do the same thing at the DiManto parcel between Dublin Ranch Villages and the Waterford
Plaza.
If approved, this land use conversion will be a classic "bait and switch" scheme made possible by Dublin City Hall. For ten
years, new East Dublin residents in the tens of thousands have been told that the Promenade would be an upscale
shopping destination to rival San Jose's Santana Row. The retail on the DiManto parcel between Dublin Ranch Villages
and the Waterford Plaza was supposed to be part of that grand plan. Now that everyone has already bought or rented
homes in and around Dublin Ranch Villages based on that promise, the City of Dublin is trying to shoehorn more condos
into an area already saturated with high-density housing.
The prospect of more high-density condos instead of the upscale shopping center promised to residents could not have
come at a worse time. Property values have cratered over the past few years. Scrapping the Promenade and the
DiManto commercial project in favor of additional high-density condos beyond the 1,400 units already built as part of
the Dublin Ranch Villages will further reduce the value of my home. Even worse, the loss of a shopping &dining district
within easy walking distance of thousands of residents will seriously degrade the quality of life that all of us were
seeking when we purchased in the Dublin Ranch Villages. It also completely contradicts Dublin's vision of creating
"mixed-use walkable villages" within the city and instead condemns Dublin Ranch Villages to be just another high-
density residential neighborhood almost entirely dependent on cars, and yet with seriously insufficient parking for those
cars.
East Dublin schools are already overcrowded. The Dublin Unified School District will likely use the impact fees generated
by the new homes to pay off funds borrowed to build Kolb Elementary School instead of creating additional long-term
capacity for new students. As a result, students in the already oversubscribed schools in East Dublin could be diverted to
a school in West Dublin.
Residents living in the Villas and Cottages at Dublin Ranch Villages are so desperate for parking that they have been
parking on the dirt patch KB Home wants to rezone for more condos. Will there be enough parking once more residents
move into the new KB Home condos?
Dublin is a wonderful city to live in, and I trust that you will do what is right for the community. Please maintain a long-
term vision for Dublin instead of falling prey to short-sighted planning based on temporary economic conditions. Please
vote against the request by Summerhill Homes and John DiManto to initiate a General Plan and Eastern Dublin Specific
Plan Amendment Study that no one in the community supports. I urge you to stop Summerhill Homes, KB Home, and
Charter Properties from ruining the full glory of the Dublin Ranch Villages that has been promised for a decade.
Sincerely,
Christopher Liao

into an area already saturated with high-density housing.
Even worse, the loss of a shopping&dining district
within easy walking distance of thousands of residents will seriously degrade the quality of life that all of us were
seeking when we purchased in the Dublin Ranch Villages. It also completely contradicts Dublin's vision of creating
"mixed-use walkable villages"within the city and instead condemns Dublin Ranch Villages to be just another high-
density residential neighborhood almost entirely dependent on cars, and yet with seriously insufficient parking for those
Sincerely,
Shuvojit Chowdhury

Subject Keep the Dublin Ranch Villages Promise
Dear City Councilmember:
I do not support any more conversion of commercial projects to residential projects, including the ones proposed by
land owners such as John DiManto of San Jose Construction Company and Jim Tong of Charter Properties, in Dublin. I
am disappointed that Dublin City Hall has opened the door to build more condos at the Promenade, and I am gravely
concerned that it is about to do the same thing at the DiManto parcel between Dublin Ranch Villages and the Waterford
Plaza.
If approved, this land use conversion will be a classic"bait and switch" scheme made possible by Dublin City Hall. For ten
years, new East Dublin residents in the tens of thousands have been told that the Promenade would be an upscale
shopping destination to rival San Jose's Santana Row.

Subject: Summerhill Homes request for rezoning study
We have recently learned of the proposal to rezone land owned by Dublin Land Company and Summerhill
Homes, which is on the agenda for tonight's City Council meeting. While we are unable to attend this evening,
we do want to register our disagreement with the changes proposed. We recently moved into our new home in
the Sorrento Community at Dublin Ranch, adjacent to the parcels in question. We were attracted by the
development plan that called for mixed use residential and commercial, especially neighborhood
commercial. Like many of our neighborhoods, we strongly support the vision of a mixed use walkable
community here on the east side of Dublin. We are desperately short of small and large shops, restaurants,
gas stations, and other amenities and services. With the projects already under construction here, the
population in this area is going to continue to boom. We strongly urge the city of Dublin and our elected
officials to hold to the original vision for mixed use development, and lower densities to reduce
congestion. Dublin will be better off in the long run if this is an attractive, walkable, livable community where
people want to live and invest. This is certainly why we chose to move here.
Best regards,
Steve & Liz Pietsch
