Assistant City Manager
Standard Pacific Corporation, a Delaware Corporation, entered into a Tract Improvement
Agreement with the City of Dublin on July 19, 2011 for the construction of street and other tract
improvements associated with Tract 7982 and Tract 7652 (City Council Resolution No. 122 -11).
These improvements included construction of Lee Thompson Street and Palermo Way.
Originally, Standard Pacific Corporation provided Faithful Performance and Labor & Materials
Bonds, each in the amount of $1,306,000 (Bond No. 6753808) issued by Safeco Insurance
Company of America, to guarantee construction of the Lee Thompson Street and Palermo Way
improvements.
On October 3, 2012, the City deemed construction of the Lee Thompson Street and Palermo
Way improvements to be more than 75% complete, and approved partial release of securities
provided for the improvements (City Council Resolution 184 -12). The developer provided
Decreased Riders for their Faithful Performance and Labor & Materials Bonds, each in the
amount of $326,500.00 (Bond No. 6753808) to guarantee the construction of the remaining
improvements for Lee Thompson Street and Palermo Way. With this resolution, the City
Council also approved the Traffic Signal Control at the intersection of Lee Thompson Street and
Central Parkway.

and has requested that Lee Thompson Street be formally accepted by the City. The
$326,500.00 security for these improvements is no longer needed for that purpose. The

Insurance of America (Bond No. 6753808) to guarantee against construction defects at Lee
Thompson Street for a one -year period. In addition, the developer has submitted Bond Riders
for Faithful Performance and Labor & Materials in the amount of $134,000.00, issued by Safeco
Insurance Company of America (Bond No. 6753808) to guarantee construction of the remaining
improvements at Palermo Way.

project and added to the City of Dublin Traffic Code:
A. "No Parking" signs on both sides of Lee Thompson Street between Central Parkway and
Giovanni Way.
