A RESOLUTION OF THE PLANNING COMi~ISSION
OF THE CITY OF DUBLIN
APPROVING PA 87-0 AND .2 THE WOODWORKS HOME CENTER/A2~ADOR PLAZA SHOPPING
CENTER CONDITIONAL USE PERMIT AND SITE DEVELOPMENT REVIEW REQUESTS FOR A
PERMANENT SPECIAL EASEMENT - LOW PROFILE SIGN
~EREAS, Mike Majors, of A Major Sign Company, has filed
applications on behalf of Victor and Lydia Karpenko and The Woodworks Home
Center for a Conditional Use Permit and Site Development Review to allow a
permanent Special Easement - Low Profile Sign identifying the tenants in The
Woodworks HOme Center complex (7159 - 7171 Amador Plaza Road) located on the
adjoining Amador Plaza Shopping Center property (7111 - 7155 Amador Plaza
Road)~ and
WHEREAS, the Planning Commission held a Public Hearing on said
applications on June 1, 1987; and
WHEREAS, proper notice of said Public Hearing was given in all
respects as required by law; and
~EREAS, these applications have been reviewed in accordance with
the provisions of the California Environmental Quality Act and has been found
to be categorically exempt; and
WHEREAS, a Staff Report was submitted recommending conditional
approval of the applications; and
~EREAS, at said Public Hearing the Planning Commission considered
all reports, recommendations, and testimony;
NOW, THEP. EFORE, BE IT RESOLVED THAT THE Dublin Planning Commission
does hereby find that:
a) The use serves a public need in that the sign identifies the
entrance to a retail and co~ercial complex which has no public street frontage
(The Woodworks Home Center).
b) The use will be properly related to other land uses and
transportation and service facilities in the vicinity in that it is commen-
surate with properties in the immediate vicinity.
c) The use, under all circumstances and conditions of this
particular case, will not materially affect adversely the health or safety of
persons residing or working in the vicinity, or be materially detrimental to
the public welfare or injurious to property or improvements in the neighbor-
hood, in that all applicable regulations will be met.
d) The use will not be contrary to the specific intent clauses
or performance standards established for the District in which it is to be
located in that the sign location is consistent with provisions of the Zoning
Ordinance.
e) The approval of the use permit will be consistent with the
policies set forth within the Dublin General Plan.
f) All provisions of Section 8-95.0 Site Development Review, of
the Zoning Ordinance, are complied with.
NOW, THEREFORE, BE IT RESOLVED T~T THE Dublin Planning Commission
does hereby conditionally approve PA 87.066.1 and .2 as generally depicted by
materials from the June 1, 1987, Planning Commission Staff Report, labeled
Exhibit B, on file with the Dublin Planning Department subject to the following
Conditions:
CONDITIONS OF APPROVAL:
Unless stated otherwise, all Conditions of Aporoval shall be comolied with
prior to issuance of a building permit or establishment of proposed land use
activity and shall be subject to Planning Deoartment review and approval.
1. The sign cabinet for the subject Permanent Special Easement - Low Profile
Sign shall substantially conform to the following design criteria:

Maximum sign area - as generally depicted on the Sign Elevation
Plans submitted with the application and dated received May 6,
1987, modified to be a single-faced surface with a maximum surface
area of 24 square feet (with copy limited to the south sign
elevation - except for address range information - up to 8 square
feet in area - which may be established on the north sign
elevation).
Maximum sign cabinet height - 6 feet.
Maximum sign cabinet width - 4 feet.
Maximum sign height (with base) - 8 feet.
Copy size - 3~ to 9 1/2± inch letters
Sign location - as generally sho~ on the Site Plan dated received
May 13, 1987.
Building permits for this structure shall be secured and construction
commenced within six months after approval of this permit or said approval
shall be void.
The use and manner of lighting, either internal or external, of the sign
shall be subject to review and approval by the Planning Director prior to
installation.
The material used for any proposed base for the new sign shall be of a high
architectural quality, such as concrete with an exposed aggregate finish.
A detailed landscape and irrigation plan shall be submitted for review and
approval by the Planning Director upon the request for building permits for
the subject Freestanding Sign. The plans shall reflect adjustments to
landscaping and irrigation within the subject landscape planter which will
be necessitated by the construction of the sign. Landscaping and irriga-
tion changes shall occur within two weeks of the installation of the sign.
The prohibited or illegal signs identified for APN 941-305-032 and -033
within Charts A and B of the June 1, 1987, Staff Report for PA 87-066.1 and
.2 (Exhibits C and D respectively) shall be removed from the respective
sites. Ail signs must comply with the Dublin Zoning Ordinance.
7. This permit shall be revocable for cause in accordance with Section 9-90.3
of the Dublin Zoning Ordinance.
