Prepared by Jayson Imai, Senior Civil Engineer EXECUTIVE SUMMARY: D.R. Horton Bay, Inc. has constructed the improvements for Tract 8065, Neighborhood 8 South, Sorrento East, in accordance with their Tract Improvement Agreement. It is now appropriate for the City to accept these improvements and approve the regulatory traffic control devices. FINANCIAL IMPACT: D.R. Horton Bay, Inc. has provided Maintenance Bonds (Bond Nos. 016059454, 016059453, and 016059452) in the amounts of $75,500.00, $99,250.00, and $63,000.00, respectively. All three of the bonds have been issued by Liberty Mutual Insurance Company to guarantee, for one year, the public and private improvements associated with Tract 8065 and the public improvements for Tract 7982 constructed with Tract 8065. Upon acceptance of the improvements, the City will incur annualized maintenance costs estimated to be $3,200 for street sweeping and street lighting (monthly), slurry seal (every five years) and asphalt concrete pavement overlay (every 20 years). RECOMMENDATION: Staff recommends that the City Council adopt the Resolution Accepting the Tract Improvements and Approving the Regulatory Traffic Control Devices for Tract 8065, Neighborhood 8 South, Sorrento East. u' bmitteb By Public Works Director DESCRIPTION: \ Reviewed By Assistant City Manager D.R. Horton Bay, Inc. (D.R. Horton) entered into a Tract Improvement Agreement with the City of Dublin on July 19, 2011, for the construction of street and other tract improvements for a portion of Tract 7982 (the Master Tract for the Sorrento East development) and Tract 8065, also known as Neighborhood 8 South of the Sorrento East development. These improvements Page 1 of 2 ITEM NO. 4.5 included construction of the streets internal to Neighborhood 8 South, including Araldi Lane. D.R. Horton Bay, Inc. provided Faithful Performance Bonds and Labor & Materials Bonds to guarantee construction of these public and private improvements. The tract improvements are now complete and the developer is requesting that the bonds for this work be released. D.R. Horton has provided a Maintenance Bond for Tract 8065 Public Improvements in the amount of $75,500.00 (Bond No. 016059454); a Maintenance Bond for Tract 8065 Private Improvements in the amount of $99,250.00 (Bond No. 016059453); and a Maintenance Bond for Tract 7982 public improvements constructed with Tract 8065 in the amount of $63,000.00 (Bond No. 016059452). The maintenance bonds are all issued by Liberty Mutual Insurance Company and the amounts are equal to twenty five percent (25 %) of the full cost to construct the respective improvements. The following regulatory traffic control devices will be accepted and approved as part of this project and added to the City of Dublin Traffic Code: A. The private improvements for Tract 8065 are hereby approved subject to a one - year guarantee period. 6.
