A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF DUBLIN
ACCEPTING THE IMPROVEMENTS AND APPROVING THE REGULATORY TRAFFIC
CONTROL DEVICES FOR TRACT 6765, SCHAEFER RANCH UNIT 1 PHASE 2
WHEREAS, Schaefer Ranch Holdings, LLC, the developer of Tract 6765 Schaefer
Ranch Unit 1 Phase 2, previously entered into a Tract Improvement Agreement, dated February
20, 2007, City Council Resolution No. 17-07, with the City of Dublin, to complete improvements
associated with Tract 6765 Schaefer Ranch Unit 1 Phase 2, in accordance with plans on file
with the City Engineer; and
WHEREAS, the developer provided Faithful Performance and Labor and Materials
Bonds, each in the amount of $13,175,10000 (Bond No. 104757058) issued by Travelers
Casualty and Surety Company of America to guarantee the said Tract 6765 Schaefer Ranch
Unit 1 Phase 2 improvements; and
WHEREAS, the developer subsequently completed more than 80% of the required tract
improvements in accordance with said plans, to the satisfaction of the City Engineer; and
WHEREAS, the original Faithful Performance Bond was reduced by City Council
Resolution No. 27-09 on March 17, 2009 to $3,293,775.00, equal to 25% of the original bond
amount, to guarantee the installation of the remaining improvements; and
WHEREAS, the Tract 6765 Schaefer Ranch Unit 1 Phase 2 improvements are now
complete in accordance with said plans, and any approved modifications thereto, to the
satisfaction of the City Engineer; and
WHEREAS, certain traffic regulatory devices have been installed as part of the tract
improvements; and
WHEREAS, the Faithful Performance Bond and Labor and Materials Bonds can be
released, in accordance with the authority contained in Section 66499.7 of the Government
Code of the State of California, and replaced with a Maintenance Bond to guarantee the
completed work for a one-year period; and
WHEREAS, Schaefer Ranch Holdings, LLC, has provided a Maintenance Bond in the
amount of $3,293,775.00 issued by Travelers Casualty and Surety Company of America (Bond
No. 104757058-W) to guarantee the improvements for a one-year period.
NOW, THEREFORE, BE IT RESOLVED that:
1. The tract improvements for Tract 6765, Schaefer Ranch Unit 1 Phase 2 are
hereby approved and accepted, subject to a one-year guarantee period.

2. The submitted Maintenance Bond issued by Travelers Casualty and Surety
Company of America (Bond No. 104757058-W) in the amount of $3,293,775.00
for the Tract 6765 Schaefer Ranch Unit 1 Phase 2 improvements be accepted as
security for the aforesaid one-year warranty period, said period to commence on
this date and terminate on the 21st day of July, 2016.
3. The original Faithful Performance Bond issued by Travelers Casualty and Surety
Company of America (Bond No. 104757058 with bond reduction rider) in the
amount of $13,175,100 for the Tract 6765 Schaefer Ranch Unit 1 Phase 2
improvements be released.
4. The original Labor and Materials Bond issued by Travelers Casualty and Surety
Company of America (Bond No. 104757058 with bond reduction rider) in the
amount of $13,175,100 for the Tract 6765 Schaefer Ranch Unit 1 Phase 2
improvements be released in accordance with the requirements of §66499.7 of
the Government Code of the State of California.
5. The traffic regulatory devices installed by the developer within the development
are hereby included in the City of Dublin Traffic Code, said regulatory devices to
include the following:
A. "STOP" signs, markings, and crosswalks installed at the following
intersections:
• Dublin Boulevard at the intersection of Marshall Canyon Drive
• Dublin Boulevard at the intersection of Kelly Canyon Drive
• Dublin Boulevard at the intersection of Jaqueline Street
• Dublin Boulevard at the intersection of Schaefer Heights Road
• Marshall Canyon Drive at the intersections of Ridgeline Drive
• Marshall Canyon Drive at the intersection of Reimers Way
• Schaefer Heights Road at the crosswalk near Station 3+00
• Schaefer Heights Road at the intersection of Kelly Canyon Place
• Schaefer Heights Court at the intersection of Kelly Canyon Drive
• Kelly Canyon Drive at the intersection of Reimers Way
B. 25 MPH Speed Limit Signs at the following streets:
• Marshall Canyon Drive near Station 0+50
• Kelly Canyon Drive near Station 1+00
• Schaefer Heights Road near Station 0+50
C. 35 MPH Speed Limit Signs at the following streets:
• Dublin Boulevard near Station 64+00

D. "NO PARKING" signs at the following streets:
• North and South sides of Reimers Court near Station 3+00
• West side of Marshall Canyon Drive near Station 11+15
• West side of Marshall Canyon Drive near Station 16+75
• West side of Marshall Canyon Drive near Station 23+00
• North and South side of Lilly Pad Lake Court near Station 3+00
• North and South sides of Ridgeline Place near Station 31+00
• East and West sides of Ridgeline Court
• East and West sides of Marshall Canyon Court
• North and South sides of Dublin Boulevard near Station 82+50
• North and South sides of Kelly Canyon Place near Station 18+50
• East and West sides of Kelly Canyon Court
• East and West sides of Schaefer Heights Court near Station 2+50
• East and West Sides of Bear Canyon Court
• East and West Sides of Wild Horse Court near Station 2+00
PASSED, APPROVED AND ADOPTED this 21st day of July, 2015, by the following vote:
AYES: Councilmembers Biddle, Hart, Wehrenberg, and Mayor Pro Tern Gupta
