SUBJECT: Approval of Parcel Map 10145 for Amador Crossings (Red Mountain Retail
Group, Inc.)

EXECUTIVE SUMMARY:
Red Mountain Asset Fund I, LLC, by Red Mountain Retail Group is filing Parcel Map 10145 to
subdivide an existing 5.9 acre parcel into three new parcels at the Amador Crossings retail
center. Amador Crossings is located at the southeast corner of the intersection of Amador
Valley Boulevard and Amador Plaza Road.
FINANCIAL IMPACT:
There were no public improvements required in conjunction with Parcel Map 10145. Therefore,
the City will not incur any costs as a result of the approval of Parcel Map 10145.
RECOMMENDATION:
Staff recommends that the City Council adopt the Resolution Approving Parcel Map 10145 for
Amador Crossings.

DESCRIPTION:
Red Mountain Asset Fund I, LLC, by Red Mountain Retail Group, Inc. is filing Parcel Map 10145
to subdivide Parcel A of Parcel Map 5364 into three parcels (Attachment 1). Parcel Map 10145
dedicates a Public Service Easement, Storm Drain Easement and Fire Access Easement and
establishes a No-Build Easement surrounding the existing retail building on Parcel 3 in order to
conform to current Building Code requirements. Parcel Map 10145 has been reviewed and
found to be in conformance with the Tentative Parcel Map and Conditions of Approval adopted
by Zoning Administrator Resolution No. 15-02 on January 22, 2015.

NOTICING REQUIREMENTS /PUBLIC OUTREACH:
Public noticing occurred as part of the Tentative Map process. Approval of the Parcel Map is
affirmation of the Parcel Map's concurrence with the approved Tentative Map. Copies of this
report have been provided to Red Mountain Retail Group.

RESOLUTION NO. -15
A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF DUBLIN
APPROVING PARCEL MAP 10145
FOR AMADOR CROSSINGS
WHEREAS, Parcel Map 10145, in the incorporated territory of the City of Dublin, State of
California, has been presented to this City Council for approval, all in accordance with
provisions of the Subdivision Map Act of the State of California and the City of Dublin Municipal
Code;
NOW, THEREFORE, BE IT RESOLVED that Parcel Map 10145 be and the same is
hereby approved, and that rights to the areas marked as Public Service Easement (PSE),
Storm Drain Easement (SDE) and Fire Access Easement (FAE) offered for dedication for public
use in conformity with the terms of dedication be, and they are hereby accepted, subject to
improvement, and that the Clerk of this City Council is hereby directed to transmit said Map to
the County Recorder for filing.
