Tentative Map and Annexation of 147 acres.

FINANCIAL STATEMENT: None
DESCRIPTION:
At the November 27, 1989 City Council meeting, the Council introduced an
Ordinance amending the Zoning and adopted Resolutions approving the; 1)
Mitigated Negative Declaration, 2) Mitigation Monitoring Program, 3) Planned
Development Prezoning and 4) Tentative Map for the Hansen Hill Ranch/Bren Co.
project. The PD Prezoning would allow for 51 acres (180 units) of single-
family residential development and 96 acres of open space.
Due to the 15 day Public Notice requirement for Annexations, City
Council consideration of the Hansen Hill Ranch/Bren Co. Annexation request is
scheduled for the Thursday, December 21, 1989 Council Meeting.
Staff recommends the City Council waive the second reading and adopt the
Ordinance Prezoning the site Planned Development PA 89-062.

AN ORDINANCE OF THE CITY OF DUBLIN AMENDING THE ZONING ORDINANCE TO PERMIT
THE PREZONING OF REAL PROPERTY LOCATED WEST OF SILVERGATE
NORTH OF HANSEN DRIVE SOUTH OF WINDING TRAIL LAND
The City Council of the City of Dublin does ordain as follows:
Section 1
Chapter 2 of Title 8 of the Dublin Ordinance Code is hereby amended in
the following manner:
Approximately 147 acres consisting of lands fronting along the southside
of Silvergate Drive, more specifically described as Assessor's Parcel Number
941-110-1-9 and 941-110-2, is prezoned to a PD Planned Development District,
PA 89-062 - Hansen Hill/Bren Company, as shown on Exhibit A (Negative
Declaration of Environmental Significance) , Exhibit B (Mitigated Monitoring
Program) , Exhibit C (Approval, Findings and General Provisions of the PD,
Planned Development Prezoning) , and Exhibit D (Tentative Map Approval) on file
with the City of Dublin Planning Department, are hereby adopted as regulations
for the future use, improvement, and maintenance of the property within this
District.

Section 2
This Ordinance shall take effect and be enforced thirty (30) days from
and after its passage. Before the expiration of fifteen (15) days after its
passage, it shall be published once, with the names of the Councilmembers
voting for and against the same, in a local newspaper published in Alameda
County and available in the City of Dublin.
