Enclosed for your review and distribution are five booklets with our re-submittal
package. Based on various items addressed during the City review process over the
past months, we have incorporated a number of revisions into the project proposal.
These include:
· Incorporating a 5.32 acre Public/Semi-Public parcel at the western boundary of the
project area
· Relocating the two Public/Semi-Public parcels at the Grafton/Central intersection to
the new consolidated P/SP parcel and redesignating the parcels as Medium Density
Residential
· Relocating the Gleason entry/exit from the F1 neighborhood to align with Brannigan
Street

· Revising the lot and street layouts for both the F1 and F2 neighborhoods in
response to City review comments and neighbors' concerns
· Addressing the project affordable housing requirements by constructing the recently
approved Fairway Ranch affordable housing project within Dublin Ranch
· Revising the project PD architectural design guidelines per City staff review
comments
· Including the portion of Dublin Ranch between Central Parkway and Gleason Drive
in the General Plan/Specific Plan Amendment and Stage 1 P.D. packages.
We would appreciate the opportunity to meet with you and/or other City staff members
to further explain our re-submittal and address any questions that you may have.
