The Area F North project area is comprised of approximately 285.4 acres
within portions of the Dublin Ranch planning areas referred to as Area F,
Area E, and Area B. This application includes a General Plan/Eastern
Dublin Specific Plan Amendment and a Stage I Development Plan proposal
for the entire project area (referred to in the General Plan/Eastern Dublin
Specific Plan Amendment section of this submittal as the Amendment Area.)
Also included in the Area F North project are a Stage 2 Development Plan, a
Master Vesting Tentative Map, Individual Vesting Tentative Maps, and a
Site Development Review package for the community and neighborhood
landscape components of the portion of the Area F North project area north
of Gleason Drive, consisting of 88.5 acres (referred to in the GP/EDSPA as
the Development Area.)
In thc General Plan/Specific Plan Amendment and Stage 1 P.D. ,area, Low
Densil3~ Residential, Medium Densi _ty Residential, an Elementam School, a
Middle School, a Neighborhood Squdre, a Neighborhood Park, a l~ommunity
Park, a parcel for Public/Semi-Public use and two Open Space/Stream
Corridors are planned.
In the Stage 2 P.D. Area (the Development Area), two single family
residential neighborhoods, a middle school site, a parcel for public/semi
public uses and open space parcels are planned. The Stage 2 P.D. Area
contains portions of two stream corridors that are planned to run through
open space parcels within the Dublin Ranch project. The future middle
school site will be transferred at some future date to the Dublin Unified
School District. The Public/Semi-Public site in Area F North replaces two
smaller Public/Semi-Public sites originally planned for southern Area F. The
remainder of Area F North will be developed as two residential
neighborhoods that contain a total of 240 single-family residential lots. The
land plan includes two different neighborhoods:
Tract 7282 (Fl) with 119-3,500 S.F. lots on 20.0 acres;
Tract 7283 (F2) with 121-5,000 S.F. lots on 33.4 acres.
A Master Vesting Tentative Map (Tract 7281) has been included in addition
to the individual subdivision tentative maps. The intent of this is to preser~,e
the opportunity to record an initial subdivision map that will create the
middle school parcel and a parcel for each of the neighborhoods together
with the road and utili~~ access to these parcels. It is intended that the timing
for the creation of the individual lots remain as flexible as practical.
