Re: IKEA Land Use Entitlement Application
Dear Andy.
Attached is our application for the General Plan Amendment, Specific Plan Amendments
and Stage 1 and 2 PD Zoning for the property north ofi-580, west of Hacienda Way, east
of Arnold Drive and south of Martinelli Way. We are processing this application for the
entire 27.5 acres, including both the IKEA store and the adjacent Opus lifestyle center.
Also enclosed are maps to subdivide the property into an IKEA and an Opus parcel. This
is anticipated to be the final step in the process which includes both IKEA and Opus.
Subsequent to this step Opus will separately process their remaining entitlements.
Lastly we are also applying for the Site Design Review and Vesting Tentative Map for
the subdivided IKEA parcel. These materials are also attached. We understand that you
will credit our on-file planning deposit for the an~ount of our application fees for all these
submittals.
