SUBJECT Civic Center - Change Order Request

RECOMMENDATION Authorize City Manager to execute Change Order
FINANCIAL STATEMENT: The execution of this Change Order will add an
additional 16 days to the contract date and cost a
total of $13, 084.
DESCRIPTION This Change Order involves 2 issues . The first issue
involves the need to upgrade the corridor supports in both the
Administrative and Police Wings of the building. The contract drawings
prepared by the Architect originally indicated that the corridor walls were
to be 25 gauge steel stud framing. However, subsequent calculations prove
that the steel studs needed to be upgraded to 18 gauge. The cost of making
these structural modifications total $8, 318 . The second additional cost
resulted in response to the Staff' s request to maximize the amount of
storage space available for both the Administrative and Police Wings of the
Civic Center. Through modifications to approximately 4 stairwells, an
additional 200 square feet in storage space has been achieved at a total
cost of $4, 766 .
As a result of these 2 additional changes, the Contractor has requested an
extension of 16 days to the contract. This extension would increase the
contract deadline to April 26, 1989 .
Since the contract extension and the total amount of the contract change
order exceed $25, 000 in value, this change order must be approved by the
City Council .
It is Staff' s recommendation that the City Council authorize the City
Manager to execute Contract Change Order No. 62 .

Furnish and install 18 gauge structural studs ( 18xHD400 @
16" O.C . TYP) for the vertical corridor wall in lieu of the
25 gauge studs as detailed on sheet A/4 . 2 . The structural
studs for the planters and attachment to the 2nd floor deck
has not been modified.

20HDS358 ) in lieu of the 25 gauge studs as indicated on the
plan view for the stud wall along line W for rooms P150 and
P151 .

Furnish and install 16 gauge structural studs (DBL16xHD400 )
for beam between planter sections (4 ea. )
6 ) Additional engineering cost to review:
a) 25 gauge studs to see if sufficient for corridor walls
b) 2-1/2" studs for facia soffit
c ) support of planters in room P151

Furnish and install 2-1/2" 16 gauge structural studs for the
connection to the second floor- deck in lieu of the 4" 18
gauge structural studs as detailed on the contract drawings .
Item B
At Stair Nos . 1 , 2 , 4 , and 5 , convert the -dead space beneath
the stairs to usable storage space by doing the following :
Add a one-hour rated sloping ceiling under the stair
constructed of 5/8" Type X gypsum board supported on 2-1/2"
x 25 ga. studs at 16" o. c . spanning from existing wall to
existing wall at either side of the stair. Extend the
sloping ceiling down to within 2 ' -0 of the floor, and end it
at that point with a vertical wall to the floor. The floor
and wall covering is to be the same as adjacent storage
space .
Provide access to the new storage space as follows :
1 ) At Stair #1 , delete a portion of the stud wall between
Storage Room 145 and the new understair space.
2 ) At Stair #2 , delete the stud wall between Storage Room
C162 and the new understair space.
3 ) At Stair #4 , delete the stud wall between the new
expanded Mud Room 0105 and the understair space .
4 ) At Stair 7#5 , delete the stud wall between Storage Room
P15.3 and the nei-._-t�.1-- erst.air space .

II . JUSTIFICATION OF CHANGE:
Item A: The contract drawings originally indicated the
corridor walls to be 25 gauge stud framing ;
however, the calculations provided, as required
for the 18 gauge studs at the planters , sloped
glazing and sloped gypsum board, demonstrated that
the 25 gauge framing for the vertical walls in the
corridor would not support the heavier gauge
framing for the work above it. Therefore, the 25
gauge studs were required to be changed to 18 or
16 gauge studs .
Item B: In order to maximize the amount of storage space
available for both the City Hall and Police
Facility, the City requested the area under the
stairs be modified to provide additional storage .

VI . CONDITIONS OF CHANGE ORDER:
It is understood and agreed that this Change Order provides
full compensation to the Contractor for all claims arising
out of the changes constituting the subject matter of this
Change Order and that this Change Order is pursuant to and
in accordance with other relevant provisions , conditions and
requirements contained in the Contract Documents.
