WRITTEN STATEMENT
The Quarry Lane School Phase II
PA 99-064 Site Development Review Application
2-3-03
The applicant, The Quarry Lane School, proposes to construct a new 70,289 square foot
classroom and gymnasium building on the existing 10 acre Quarry Lane School site at
6363 Tassajara Road, Dublin, CA. A new soccer field, doubling as a softball field and a 3
lane track will be built as well as a tennis/basketball court with high tennis fence. The area
of the site above 320' will be untouched native hillside. Areas downslope of this line will
be graded to a maximum 3:1 slope, except the area to the south of the playfield will be a
1.5:1 slope, but terraced as shown on the attached Landscape Planting Plan.
The Classroom/Gymnasium Building will house 750 students maximum, in 33 Classrooms
with 3 Labs and 1 Art Room (37 Classrooms total).
Parking required by the Pre-zoning Application was 165 spaces. Parking recommended by
the Abrams Associates Traffic and Circulation Study, dated July 12, 2000 is 145 (Total
Demand Phases I and II is 950 students and 55 staff, page 19). Due to the fact that a new
parking lot was constructed during the Phase I construction it seems a hardship to the
Applicant to require tearing out the newly constructed parking lot and costly parking lot
retaining walls to construct a denser parking lot. Applicant requests a 10% reduction in
parking to bring the parking count closer into line with the Abrams study. The site plan
proposes 149 parking stalls.
Disabled access is provided from the upper playfield through the Third Floor of the
building to the elevator and elevator lobbies, to the ground floor of the building. It is
proposed that this stair and elevator, on the north end of the building be open/air allowing
free access for disabled persons during playfield events. Doors from the
corridor/stair/elevator into the Classroom Building Corridors will be locked during non-
school hours. Applicant proposes gates at the top and bottom of this circulation area which
would be closed after playfield events are complete, thereby restricting vandalism during
off-hours. The open/air corridor/stair/elevator arrangement will match the arrangement at
the Phase I Classroom building.
The proposed new Gymnasium will double as a Cafeteria.
