HomeMy WebLinkAboutAttach 2 Written StatementWRITTEN STATEMENT COX RESIDENCE 11183 BRITTANY LANE DUBLIN, CA. I, Ryan Cox, and my wife Jeanette are planning to build our first home at 11183 Brittany Lane in Dublin, Ca. We are very excited about our new lot and home design. We will continue to make every effort to meet the City of Dublin's requirements for this lot and respect the wishes of our new neighbors. Due to the large heritage Oak tree behind the proposed building pad we realize that this home site has been under a great deal of scrutiny. Prior to purchasing the lot we had a new survey of the heritage oak tree drip-line done by RMR Design Group. We have hired EDI Architecture to revise the previous owners design to meet the plarming departments' requirements. Our home has been designed around the tree with the footprint at least five feet from the drip-line requiring no trimming. Also, the rear of the house will be designed on piers eliminating any danger to the tree or the environment. HortScience has prepared a new assessment on the tree based on our design to ensure the heritage oaks protection. We have complied with the maximum allowable height and designed a house with a roof sloped on the left and right side to maximize view corridors for or neighbors. A line of sight diagram has been made by RMR Design Group showing the effects on our neighbor's views. Prior to planning Jeanette consulted the City of Dublin and our neighbors on prospects of building a new home to their satisfaction. All input was taken into consideration and implemented in the plan. A few days before submitting plans to the City of Dublin we met with a few neighbors and discussed the tree, the maximum allo~vable height, the required setback and reviewed the plans. We were very encouraged after meeting that we had successfully designed a home that would be esthetically pleasing and would not impact their view of the valley behind our home. We also provided them with a set of plans to pass along to other neighbors who have expressed an interest in our final plans. The proposed home will be a single-family residence with no business activities, no employees, no hours of operation or anything taking place negatively affecting anyone residing in the home or area. The site is physically suitable for home construction. The site has a small building pad that is relatively flat and a steep slope beginning about 50' from the street. There are several small oaks and one large heritage oak on the slope. There is a completed home on the lot to the west and one planned for the lot to the east. The neighborhood is zoned for residential development. The house has been designed by EDI Architecture and will be approx 2513 square feet with a two-car garage. The architects at EDI are experts in "slope" design and are very familiar with the history of this property. They have designed a home that will be compatible with the existing neighborhood in size, character and value. The landscape plan developed by David Gates & Associates will use a very natural approach. We will be planting a few trees and perennials at the front and the side of the house. The back of the house will have minimal landscaping in order to preserve the natural setting. Please refer to our landscape plan for more details. The proposed project in not on a hazardous waste and substances site pursuant to Government Code Section 65962.5.
