From Asphalt to Vitality
It began with the desire to emulate characteristics of urban villages similar to those
found at successful new communities such as Reston Town Center, Orenco
Station, Santana Row, and Phillips Place. It began
with finding a community that would embrace the
idea of smart growth by creating villages that would
be economically sound, environmentally friendly, and
supportive oflivable neighborhoods throughout the City. Finally, it began with
finding a location that would support retail uses, is near parks, libraries, mass
transportation, infrastructure, and is large enough to create its own sense of

Location, Location, Location
Central to Everything
Tralee is located at the northwest corner of Dougherty Road and Dublin Boulevard, south of
Sierra Lane, and near the 1-580/1-680 interchange. Ideal location for a walkable community,
Tralee is a short distance from BART (3/4 of a mile), the Dublin Sports Grounds (across Dublin
Boulevard), City Hall and City Library (1/4 of a mile), the Iron Horse Trail (1/2 mile) and
Hacienda Business Park (I mile). It is a short bus ride (or long walk) to Downtown Dublin,
Safeway, Hacienda Crossings, and Stoneridge Mall.
Equally important for the overall viability of the village, Tralee is located on the comer of two
major arterial streets which generates enough traffic to support the retail uses and ensures that
the residents have a vibrant and sustainable village center in the future.

Tralee Development Plan
The goal of the Tralee Development Plan is
to provide a different living experience than
that is currently available in the Tri - Valley;
a truly integrated mixed-use project, which
gives residents the opportunity to enjoy the
benefits of urban style living.
Walkahle Neighhorhood
With the opportunity to walk to work,
shopping, and mass transportation, a
pedestrian friendly design was crucial. This
was accomplished by providing convenient
pedestrian access to the streets, parking,
project amenities, shopping and off-site
destinations. It was also important to create

Attractive Streetscape.'i
The row house style townhouses instill a
sense of history and pennanence along the
streets. This type of architecture has several
advantages. It creates a livable environment
by allowing raised front porches and living
areas that face the street. Putting "eyes on
the street" creates a safer, community
oriented neighborhood, and eliminates the
row of garage doors typical of suburban
neighborhood streetscapes.

Each townhouse includes an attached two
garage accessed from private rear
driveways. An underground parking garage,
which serves residents and guests of the flats
and lofts above the retail, contributes to
Tralee's desired urban feel by eliminating
the "sea of parking" on the surface.
For all the guests who will want to visit
Tralee, ample guest parking is provided
along the streets, in the underground parking
garage, and along Sierra Lane. With the
parking evenly distributed, no parking space
within Tralee is too far from the visitor's
final destination,

Similar to the architectural design and land
plan, the landscape design concentrated on
buffering the residents from some of the
surrounding environs and promoting
pedestrian circulation. The project includes
several distinguishing features. At the
corner of Sierra Lane and Dougherty Road,
a corner plaza was created to accommodate
public art. The main project entries at Sierra
Lane, Dougherty Road, and Dublin
Boulevard include entry pilasters with
accent paving delineating the main
intersections and pedestrian crossing areas.
The landscaping includes a combination of
evergreens and deciduous trees and flower
and fall color in order to create an
intentional seasonal variety and softening
throughout the development. In order to
create a more immediate impact, several
hundred 24",36" and larger box trees have
been included in the plans.
The residential paseos are lined with crushed
stone and double row of trees, while the
walkways facing the streets are lined with
raised planter walls that will match the
architecture. These walls give a terraced
affect and help softened the patios and
overall building mass.
The main entrance at Dublin Court is
particularly stunning, with uplit Canary
Island Palm trees surrounding the colorful
rosette themed accent paving, and centered
by the large cobalt blue mosaic tile fountain
with stepped brick cascade.
The common areas include a central green,
two playgrounds, large pool and spa area,
sitting gardens, and architectural mail box
kiosks, archways, and clock tower. The
residential area will be landscaped by the
developer and maintained by the village's
homeowner's association. The irrigation
system will be water conserving and drought
tolerate plants will be used were possible.
Edges
The public streets adjacent to Tralee will be
lined with new 24" box London Plane trees
in decorative tree grates.
Along Sierra Lane, houses face the street
and the stair landings connect directly to the
public sidewalk. The homes with be
buffered from the sidewalk by trees and
shrubs, a raised planter, and raised patios.
The design of the homes elevates the living
areas above street grade providing increased
privacy for the residents.
In order to retain an open feeling between
the neighborhood and the public realm, but
to provide an additional barrier from the
noise and environment existing on
Dougherty Road, a larger landscaped
setback and specially designed mid-height
stucco wall with metal work matching the
architecture will be installed along this edge.

Making Usable Places and Spaces
For a relatively small project, Tralee is loaded with
amenities. In all, the project includes: an 1800 sq. ft.
pool, a spa, community room, a tot lot, a playground,
five fountain plazas, public art, paseos, integral
concrete, a decorative bus shelter, an entry rosette,
entry pilasters, decorative perimeter walls, archways,
a clock tower, and decorative street furniture, Wow!
But the most important amenity for the residents is
the ability to walk to the Shops at Tralee and pick up
your laundry, rent a movie, treat yourself to an ice
cream, or sit back and dine at one of the many
restaurants or outdoor cafés along the Main Street or
within one of the pedestrian plazas.

Economics
Housing, Jobs, Shopping, Tax Revenues, Frontage Improvements
Tralee is an economic "win-win" for the City of Dublin. Tralee brings sustainability to a main
gateway into Dublin that has struggled for decades as a retail only location by providing housing,
retail, and jobs to the site.
Tralee will provide a quality and unique living experience for 233 families, including twenty-
nine (29) families who qualify for the below market rate units (BMR's). Besides the BMR units,
the inherently more affordable housing product will provide an opportunity for the local work
force, such as teachers, police officers, and firefighters to live in their community.
It is estimated that the Shops at Tralee will create one hundred (100) new jobs. These employees
could live, work, and spend money at Tralee and neighboring businesses.
Few realize that a project of this nature, at its completion, could generate tax revenues to the city
on par with major big box retailers, and substantially more tax revenues than an office
development. Instead of sales tax revenue being the main source of income for the City, a
mixed-use project like Tralee will generate a substantial amount of property tax revenue. At its
completion, it is estimated that the property value on the 10.6 acres will be approximately $120
Million; more than ten times its current value. Property tax revenues together with the
substantial sales tax revenues generated from the restaurants and shops, could generate an
estimated $400,000 per year in total tax revenue for the City,
These numbers do not take into account the net effect Tralee will have on the surrounding
properties and businesses. Tralee will immediately increase property values of the surrounding
properties and bring more patrons to the neighboring businesses. The synergy created by Tralee
will spur economic growth and bring long tenn viability to the local area.
In addition to all the previously mentioned benefits, Tralee is saving the City approximately
$500,000 in right of way acquisition and improvements. Tralee is providing the right of way for
the Dublin Boulevard and Dougherty Road widening project along the project's frontage, and is
financially contributing towards the construction of a new bus turnout and bus shelter, utility
undergrounding, a traffic video camera, and frontage improvements, If not for Tralee, the right
of way acquisition and improvements would have to be funded by another source.

Tralee Today
The I 0.6-acre property at the northwest corner of
Dublin Boulevard and Dougherty Road was originally
constructed in the early 70's. The site has been home
to a number of businesses. Originally the site was
home to a K-Mart and Liquor Barn. Up until just
recently, Pak 'n Save, Salvation Army, and the Room
with a Cue pool hall were located there.
Today, the property consists of an expansive, mostly
empty parking lot, 104,000 square feet of mostly
original building with approximately 30,000 square feet
leased. The large 74,000 SF space has been vacant for
more than two years except for seasonal tenant during
Halloween, Both current tenants, Room with a Cue and
Lifestyles Furniture are on month-to-month leases.
There are numerous trees on the property, but few are
healthy, Most of the trees that are healthy are located
along Dublin Boulevard and Dougherty Road. These
trees are going to be removed due to the City's CIP
road widening project.

Livermore, California. Steadily gaining a
reputation for developing "smart growth" and
mixed-use projects in the Tri- Valley, Bancor

The Shops at Tralee is part of a mixed use development on a
10+ acre parcel at the intersection of Dublin Boulevard and
Dougherty/Hopyard Roads, one of Dublin's busiest intersec-
