CIA7 STATEMENT: The widening of the south side of Dublin Boulevard along the '11/1 project frontage was constructed with this Parcel Map, and the City 'i · will incur maintenance and street sweeping costs. DESCRIPTION: KBH Investments, LLC (aka Dublin Honda) is seeking City Council approval of Parcel Map 9185. Parcel Map 9185 subdivides an existing lot (former Dublin Lumber and Honda Used Car sites) into two parcels and is located at the southeast comer of Dublin Boulevard and Scarlett Court. Parcel A (5.50 acres) and Parcel B (2.21 acres) house 53,860 square feet of auto sales and service establishment. The Parcel Map has been reviewed by Staff and found to be in conformance with the Tentative Map and Conditions of Approval as approved by the Community Development Director via Resolution No. 06-07 on July 25, 2006. Aspects of the map were also reviewed by the Dublin San Ramon Services District and Alameda County Fire Department for conformance with each agency's requirements. KBH Investments, LLC has submitted the required inspection deposit and insurance certificates. Staff recommends that the City Council adopt the resolution approving Parcel Map 9185. Lf.6 Page 1 of 1 G:\DEVELOPMENT, PRIV ATE\Dublin Honda\AGST_9185.doc I ~ 6 RESOLUTION NO. - 08 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF DUBLIN ********* APPROVING PARCEL MAP 9185 (KBH INVESTMENTS, LLC) WHEREAS, Parcel Map 9185, in the incorporated territory of the City of Dublin, State of California, has been presented to this City Council for approval, all in accordance with provisions of the Subdivision Map Act of the State of California and the City of Dublin Municipal Code; and WHEREAS, the City of Dublin adopted Community Development Director Resolution No. 06-07 on July 25, 2006, approving the Tentative Parcel Map, subject to Conditions of Approval (P A 06-025); and WHEREAS, KBH Investments, LLC (aka Dublin Honda), a California limited liability company, had executed with the City of Dublin an Improvement Agreement approved on April 17, 2007. via City Council Resolution No. 43-07, to construct the required off-site street improvements within Dublin Boulevard and Scarlett Court in accordance with the Planning Commission Conditions of Approval for the Tentative Map, and in conformance with the improvement plans and the specifications attached thereto; and WHEREAS, Street Improvements associated with Parcel Map 9185 are complete in accordance with said plans and specifications, and any approved modifications thereto, to the satisfaction of the Public Works Director; NOW, THEREFORE, BE IT RESOLVED that Parcel Map 9185 is hereby approved; and those strips of land marked as Public Service Easement (P.S.E.), and Emergency Vehicle Access Easement (E.V.A.E.), as offered for dedication to the public in conformity with the terms of dedication, are hereby accepted subject to improvement; and that the Clerk of this City Council is hereby directed to transmit said Map to the County Recorder for filing.
