Report Prepared by Mark Lander, City Engineer ATTACHMENTS: I) 2) Resolution approving Parcel Map 9075 Reduced Copy of Parcel Map 9075 RECOMMENDATION: ~ Adopt the Resolution Approving Parcel Map 9075, Silvera Ranch - Phasc TlT i<'INANCIAL STATEMENT: Pfeiffcr Ranch Investors II, Inc., has previously provided a Pcrformance Bond and a Labor and Materials Bond to guarantee thc construction of improvements, and will pay the cost of associated construction inspection costs. Once these improvements have heen constructed and accepted, the Homeowner's Association will incur maintenance costs for the private streets within the project, while the City will incur maintcnance costs for the Tassajara Road improvements. DESCRIPTION: Pfciffer Ranch Investors II, Inc. (dha Pinn Brothers Fine Homes, Inc.), is seeking City Council approval of Parcel Map 9075, Silvera Ranch - Phasc III. Parcel Map 9075, also known as The Villas, is the third phase of Silvera Ranch, a four-phase residential development approved by the Planning Commission on September 23,2003 The project site is located on the east side of Tassajara Road immediately north of the Nielsen property, and will consist of 79 single-family homcs (Thc Estates), 73 single-family cluster homes (The Manors), and 102 multi-family units or condominiums (The Villas). The final map for Tract 7441, Phase I, was approved by the City Council on March I, 2005, and consisted of 35 single-family homes and 28 single-fwnily homes, Phasc II was approved by the City Council on Scptcmber 20,2005, and consisted of an additional 45 single-family cluster homes. The parcel map for Phase III is a singlc-lot map for condominium purposes and will allow the construction of 102 condominium units. An lmprovemcnt Agreement, guaranteed by a performance bond and a labor and materials bond (Bond No 72011IS), was prevlOusly executed by Pfciffcr Ranch Investors to assure that all requircd improvements aTe mstalled to thc City's satisfaction. The improvement agreement was approvcd by the City Council on December 20, 2005, therefore, no improvement agreement is included with this parcel map Staff has reviewed the parcel map and found it to be in conformance with the approved tentatIve map.
