Thompson, Public Works Director ATTACHMENTS: 1) Resolution Approving Final Parcel Map 7306 2) Reduced Copy of Final Parcel Map (Sheet 2 of 7) RECOMMENDATION: Adopt resolution approving Final Parcel Map 7306 FINANCIAL STATEMENT: Performance and Labor and Materials bonds have been submitted by Shea Properties to guarantee construction of roadway improvements on Dougherty Road, and all on- and off-site improvements have been fully completed. DESCRIPTION: Parcel Map 7306 is located in the Park Sierra Apartment Phase II Development, generally bounded by Dougherty Road on the east, Dublin Housing Authority (Arroyo Vista) on the north, Alamo Creek on the west and Alameda County Iron horse trail to the south. Parcel Map 7306 consists of a single 5.7-acre parcel, composed of 209 apartment units named Park Sierra Phase' II and constructed by Shea Properties. The Parcel Map includes a roadway dedication for a right turn lane on southbound Dougherty Road at the project entrance, and dedication of an Emergency Vehicle Access Easement (EVAE), a Public Utilities Easement (PUE), and Storm Drain Easements (SDE), all located within the site. All of the Dougherty Road street improvements, trail and site improvements have been constructed, and are soon to be accepted by the City. The Final Parcel Map for this project has been reviewed and found to be in substantial conformance with the Conditions of Approval. All of the required fees, bonds, insurance certificates and signed Tract Developer Agreements have been previously submitted and all the improvements have been constructed. Staff recommends that the City Council adopt the resolution approving Final Parcel Map 7306.' COPIES TO: Shea Properties ITEM NO. G:\develop\agst 7306 pk sierra II RESOLUTION NO. - 00 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF DUBLIN APPROVING FINAL PARCEL MAP 7306 (Park Sierra, Phase II) WHEREAS, the Final Parcel Map 7306, in the incorporated territory of the City of Dublin, State of Califomia, has been presented to this City Council for approval, all in accordance with the provisions of the Subdivision Map Act of the State of California and the City of Dublin Municipal Code; and NOW, THEREFORE, BE IT RESOLVED that the Final Parcel Map 7306 be and the same is hereby approved; and the City of Dublin accepts rights to Dougherty Road, and to those strips of lands marked Public Service Easement (P.S.E.), Storm Drain Easement (S.D.E.), and Emergency Vehicle Access Easement (E.V.A.E.), as offered for dedication to public use in conformity with the terms of dedication be, and they are hereby accepted; and that the Clerk of this City Council be and is hereby directed to transmit said Map to the County Recorder for filing.
