FINANCIAL STATEMENT:
The purchase price is proposed to be $8.71 per square foot for a net
square footage of 9,187, or a total of $80,000.
DESCRIPTION: On October 3, 1994, the City Council authorized Staff.to enter into
negotiations with Thomas Properties, who represents the owner of the old "76" sta~on site on the
northwest comer of San Ramon Road at Dublin Boulevard, to sell a piece of excess fight-of-way along
San Ramon Road. Thomas Properties presently has a Planning Application submitted for a 12,000 square
foot building for Petco on the "76" site, with parking extended into the City's excess right-of-way. The
sale would be contingent upon the Planning Application being approved.
The total square footage of the property to be sold is 10,044; however, Staffis allowing a credit of 857
square feet because the property owner has offered a dedication along Dublin Boulevard in that amount.
The Calaveras Fault traverses the City excess right-of-way from north to south, and the owner of the "76"
station site property still has access rights over this excess property to San Ramon Road.
Pacific Gas & Electric Co. has requested an easement for an existing gas facility that runs through this
excess property. Since the applicant is not proposing to erect a building over this area, but only to install
landscaping and parking, the easement would not affect the applicant's use of the property.
The applicant is proposing to realign the City's bike/pedestrian path so that it will remain within the public
right-of-way after the parking lot has been constructed.
Staff has conducted the required noticing to housing and park and recreation agencies, who have declined
interest in the property. In order to proceed with the sale of the property, the City Council must adopt a
resolution of intent to sell the property and set a public hearing date for the Sale. The resolution is then
required to be published and posted at least ten days prior to the public hearing. The proposed resolution
would set a hearing date of March 13th, the next regular City Council meeting.
If no protests to the sale are received at the March 13th public hearing, or if protests are overruled by a 4/5
vote, the sale may proceed.
Staff' recommends that the City Council adopt the resolution of intent, setting a public hearing date of
March 13, 1995.

A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF DUBLIN
STATING INTENTION TO SELL CITY PROPERTY
(SAN RAMON ROAD NORTHERLY OF DUBLIN BOULEVARD)
AND SETTING HEARING DATE
WHEREAS, Stephen Thomas of Thomas Properties, representing the owner of the
property at the northwest corner of San Ramon Road and Dublin Boulevard, has requested the City to
enter into negotiations to sell approximately 10,000 square feet of City property along San Ramon Road
just northerly of Dublin Boulevard, more particularly described in Exhibit "A" attached hereto, in
conjunction with development of a retail business adjacent to the subject property; and
WHEREAS, on October 3, 1994, the City Council adopted Resolution No. 96-94
establishing said property as surplus and directing Staffto notify appropriate agencies; and

WHEREAS, said housing and park and recreation agencies have declined interest in
purchasing said property;
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Dublin
finds that it is in the public interest and convenience to sell the subject property, and that the City Council
intends to sell said property, and that the City Council hereby fixes March 13, 1995, at 7:00 p.m. in the
Council Chambers, Dublin Civic Center, 100 Civic Plaza, Dublin, California, as the time and place for
hearing protests to the above sale.
BE IT FURTHER RESOLVED that the City Council directs Staffto publish notice of
said heating one time in The Valley Times and to post notice of said heating in at least three conspicuous
places on or before March 3, 1995.
PASSED, APPROVED, AND ADOPTED this 27th day of February, 1995.
