FINANCIAL STATEMENT:
A total of$63,000 has been budgeted for the work, of which $3,465
has been expended to date for leak investigation and other consulting
services. The estimated cost of the repair itself is $59,000.
DESCRIPTION: The Civic Center has experienced leaks in various locations since it
was initially constructed. During the 1996-97 Fiscal Year, a waterproofing project lessened the severity of
some of the leaks; however, there are a number of problems associated with the roof surface, flashing, and
coping, and leaks persist in many locations.
Staff solicited the assistance of a consulting firm to evaluate the roof and recommend a course of action to
repair it. The report identified a number of repairs that could be made, with an estimated total cost of
about $20,000. These repairs would essentially be a "bandaid" approach, and there is no guarantee of
resolving all of the leaks. Staff feels that even though the cost of a complete re-roof is estimated to be
nearly $40,000 higher, all of the flashing and coping would be re-done, and the work would be guaranteed.
Staff recommends that the City Council authorize solicitation of bids for a complete re-roof
