CITY CLERK File # ~[1][d]-~~ AGENDA STATEMENT CITY COUNCIL MEETING DATE: May 5,1998 SUBJECT: Approval of Parcel Map 7259 (Opus Industrial Site, Phase I) Report Prepared by: Public Works Director Lee Thompson EXHIBITS ATTACHED: 1) 2) Resolution Approving Parcel Map 7259 Reduced copy of Parcel Map RECOMMENDA TION: ~ Adopt resolution approving Parcel Map 7259 FINANCIAL STATEMENT: On the previous approved Parcel Map 7042, the Developer provided performance and labor and materials bonds to guarantee construction of all street, grading and utility improvements and paid the cost of construction inspection. Once all of the on-site improvements have been constructed and accepted, the City will not incur any maintenance costs for these private improvements. DESCRIPTION: Parcel Map 7259 is located to the south of Gleason Boulevard between Arnold Road and the extension of Hacienda Drive. As now proposed, the Parcel Map would create three new parcels out of the 24-acre parcel owned by Opus Southwest. The Developer, Opus Southwest, has constructed approximately 400,000 square feet of industrial/office buildings in 3 buildings on the existing 24-acre parceL Each parcel will contain one building with its required parking. The improvement plans and Parcel Map have been reviewed and found to be in conformance with the Tentative Map and Conditions of Approval. Acceptance of easements for emergency access, sidewalk, and public service are included as part of the Parcel Map approval. A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF DUBLIN 11: 11: 11: 11: 11: 11: 11: 11: 11: APPROVING PARCEL MAP 7259 WHEREAS, the Parcel No. 7259, in the incorporated territory of the CityofDublin, State of California, has been presented to this City Council for approval, all in accordance with the provisions of the Subdivision Map Act of the State of Cali forma and the City of Dublin Municipal Code, NOW, THEREFORE, BE IT RESOL VED that the Parcel Map of Subdivision 7259 be and the same is hereby approved; and that rights to areas marked as Emergency Vehicle Access Easement (EV AE), Public Service Easement (PSE), sidewalk easement (SWE), as offered for dedication to public use in conformity with the terms of dedication be, and they are hereby accepted; and that the Clerk ofthis City Council be and is hereby directed to transmit said Map to the County Recorder for filing.
