FINANCIAL STATEMENT: The cost of these real estate appraisal services will be paid by developers, Shea Homes and Jennifer Lin; there will be no cost to the City's General Fund. The cost of the \vork is proposed at a lump sum of$12.000 for the appraisal of needed street right of way from the Dublin Land Company Property along Tassajara Road. Dublin Boulevard, Central Parkway and Gleason Drive. DESCRIPTION: In order to proceed with development in the Shea Homes projects (Dublin Ranch, Phase I) and Dublin Ranch projects, Areas F, G & H, certain roads must be built for proper access and traffic capacity reasons. Ashley, Chapman & DeVoe has been requested to and has submitted a proposal to the City Anorney for the real estate appraisal of the Dublin Land Company Property in connection with the widening of Tassajara Road and the extension of Dublin Boulevard, Central Parkway and Gleason Drive for a lump sum fee of $12,000. Dublin for legal purposes since the appraiser and the City Attorney \\'ill be closely working together in these acquisitions. The cost of this appraisal \\'ill be paid by developer contributions from Jennifer Lin and Shea Homes. These appraisals are proposed to be delivered to the City within 90 days from the date of \\Titten authorization and receipt of all applicable materials provided by the City (title reports and legal descriptions ). Staffrecommends that the City Council adopt the resolution authorizing the City Attorney (Meyers. Nave. Riback & Silver) to enter into an agreement with Ashley, Chapman & DeVoe. . . DUBLIN BOULEVARD, CENTR.\L P ARKWA Y AND GLEASON DRIVE RIGHT OF '\VA Y ACQUISITION APPR.\ISAL WHEREAS. portions of Tassajara Road. Dublin Boulevard. Central Parh\'ay and Gleason Driye are planned to be improved as part of the development process in Eastern Dublin: and WHEREAS. portions of Tassajara Road, Dublin Boulevard, Central Parkway and Gleason Driye right of way are required to be acquired in order for the improvements to be constructed: and WHEREAS. real estate appraisal services are required for the Dublin Land Company Property for the proposed right of way for Tassajara Road (from 1-580 to 150 feet north of Gleason Drive) and Dublin Boulevard. Central Parkway and Gleason Drive (each from Tassajara Road to 1500 feet east of T assajara Road): and . WHEREAS, the City desires to authorize the City Attorney (Meyers, Nave, Riback & Silver) to enter into an agreement \vith Ashley. Chapman & DeVoe for said real estate appraisal services; and WHEREAS, the cost of the study will be paid through developer deposits from Shea Homes and Jennifer Lin. NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Dublin hereby authorizes the City Attorney (Meyers, Nave, ~iback & Silver) to enter into an agreement with Ashley, Chapman & De V oe for real estate appraisal consulting services.
