FINANCIAL STATEMENT: None at this time . Staff ' s time is being paid by
developer for processing and inspection. After
acceptance of improvements and annexation, City will
. assume maintenance responsibility of a portion of
Rolling Hills Drive and Martin Canyon Road.
DESCRIPTION Improvement plans and the Final Map for Tract 4943
have been reviewed by both the City and Alameda County and found to be in
conformance with the Tentative Map and conditions approved by Alameda County
and the City of Dublin .
A subdivision agreement, bond and fees have been submitted to Alameda County
guaranteeing the construction of improvements within the subject tract .
This subdivision is one of several located at the westerly boundary of the
City on the property commonly called the Neilsen Ranch.
Tract 4943 subdivides a portion of the property into 28 single family lots .
This subdivision allows and requires that portions of Rolling Hills Drive
and Martin Canyon Road be constructed.
Since this Tract lies in both the City of Dublin and the unincorporated area
of Alameda County, both agencies are approving the Final Map. As most of
this Tract lies within the County, the County is handling the major portion
of the processing. Once the Board of Supervisors approves the Tract and the
map goes on record, the County will remit the inspection fees to the City
and- the City will. take over the inspection duties .
The developer has indicated his desire to annex to the City of Dublin after
the Final Map is recorded.

A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF DUBLIN

ACCEPTANCE OF FINAL MAP
TRACT NO. 4943
WHEREAS, the Final Map of Tract No. 4943 in the
incorporated territory of the City of Dublin and the unincor-
porated territory of Alameda County, State of California has been
presented to this City Council for approval, all in accordance
with the provisions of the Subdivision Map Act of the State of
California and the Ordinance Code of the County of Alameda, as
adopted by the City of Dublin; and
WHEREAS, the Developer , Kaufman and Broad has executed
and filed with the City of Dublin a contract to improve Tract No.
4943 in accordance with the Final Map of said Tract No. 4943 , the
Tract Improvement Plans and the specifications attached thereto;
and
WHEREAS, said contract is secured by a bond in the
amount of $406 ,000 which, by its terms, is made to inure to the
County of Alameda conditioned upon the performance of said
contract; and
WHEREAS, said contract is secured by a bond in the
amount of $203 , 000 which, by its terms, is made to inure to the
benefit of laborers and materialmen upon such work and
improvements, conditioned upon the payment of such laborers and
materialmen for labor performed or material furnished under the
terms of said contract .
NOW, THEREFORE, BE IT RESOLVED that said contract and
bonds be and they are hereby approved; and
BE IT FURTHER RESOLVED that the Final Map of Tract No.
4943 be and the same is hereby approved; and that Martin Canyon
Road, and Rolling Hills Drive, as shown on said map, be and they
are hereby accepted as City Roads subject to improvement in the
terms of the Offer of Dedication; and that Parcel A and those
strips of land designated as "P .U. E. " or "Public Utilitiy
Easement" , "S. D. E. " or "Storm Drain Easement" , and use in "S.S. E"
or "Sanitary Sewer Easement" as offered for dedication to public
use in conformity with the terms of dedication, be and they are
hereby rejected; and that the Clerk of this City Council be and is
hereby directed to transmit said map to the County Recorder for
filing .
PASSED, APPROVED AND ADOPTED this 27th day of August, 1984 .
