SUBJECT: PUBLIC HEARING - CONTINUANCE: PA 08-006, The Promenade at
Dublin Ranch — Development Agreement between the City of Dublin
and James Tong and Mei Fong Tong for a 23.46-acre area along both
sides of the proposed extension of Grafton Street between Central
Parkway and Dublin Boulevard known as the Promenade (Village
Center) within Area G of Dublin Ranch

RECOMMENDATION: Continue the item to a date uncertain.
DESCRIPTION:
The Eastern Dublin Specific Plan requires the developer of any project to enter into a Development
Agreement setting forth the responsibilities of the City and the developer regarding infrastructure
sequencing and financing. The Planning Commission, at their meeting of August 11, 2009, considered a
standard Development Agreement for the 23 acre Promenade property. This Development Agreement was
considered in conjunction with the Club Sport and Mercantile Building located on Parcel 4 of Tract 9717.
The Promenade is in the center of Area G of Dublin Ranch. The Planning Commission recommended the
City Council consider approving the Development Agreement.
The Applicant has requested that this item be removed from the City Council Agenda at this time. The
Applicant wants to review the Development Agreement and work with Staff on some additional items. As
this item was noticed for the October 6, 2009, City Council meeting, the City Council will need to
continue this item to a date uncertain. When the item is ready for hearing, it will be re -noticed.
Additionally, the Planning Commission has already acted on this item so any changes would necessitate
returning to the Planning Commission for consideration prior to being placed on a City Council Agenda.
RECOMMENDATION:
Staff recommends that the City Council continue the item to a date uncertain.
