FINANCIAL STATEMENT:

DESCRIPTION:
At a public hearing held on November 18, 1997, the City Council approved a Negative
Declaration, adopted findings and general provisions for a Land Use & Development Plan /
District Planned Development Plan, and introduced a rezoning ordinance for the Area A Planned
Development, generally located on the east side of Tassajara Road, north of the 580 freeway.
The development will include up to 573 dwelling units, an 18-hole golf course, and open space
on a 352-acre site.
Per the Dublin Municipal Code, a second reading is required prior to final adoption of the
rezoning ordinance, which will classify the site as a PD (planned Development) District, with a
Land Us.e and Development Plan/District Planned Development Plan describing individual
zoning categories. The proposed PD zoning would be consistent with the Prezoning, Eastern
Dublin Specific Plan, and General Plan land use designations for this site.
RECOMMENDATION:
Staff recommends that the City Council conduct a public hearing, deliberate, waive the second
reading and adopt an Ordinance establishing a Plamied Development Zoning District for the site.

The City Council of the City of Dublin do~s ordain as follows:

Chapter 2 of Title 8 of the Dublin Ordinance Code is hereby amended in the following manner:
Approx.imately 35].5 acres generally located along the east side of Tassajara Road, north of
Interstate 580, and west of the current alignment of Fallon Road., in the Eastern Dublin Planning ~
more specifically described as Assessor's Parcel Numbers 946-680-3; 94-680-4; 946-]040-]-2; 946-1040.2;
946-1040-3-2; 99B-3046-2-6; 99B-3046-2-9, are hereby rezoned from a Planned Development to a Planned
Development with the following land uses: 1353 acres of Low-Density Singlc~-Family Residential; 7].5
acres of Rural ResidentiaIlAgriculture; and 144_7 acres of Open Space; as shov.'I1 and described on the
application for a Planned Development Rezone for P A 96-038 and in Exhibit B (Resolution No._
Approving and Establishing Findings, General Provisions and Conditions of Approval), to the Staff Report
dated November 18, 1997, to the City Council, on file with the City of Dublin Department of Community
Do"elopment, and hereby adopted as tho regulations for the furore use. improvement, and maintenanco of
the property within this District.

This ordinance shall take effect and be enforced thirty (30) days from and after its passage_ Before
the expiration of fifteen (15) days after its passage. it shall be published once, with the names of the
Councilmembers voting for and against same. in a local newspaper published in Alameda County and
available in the City of Dublin.
