DESCRIPTION:
At a public hearing held on November 4, 1997, the City Council approved a Mitigated Negative
Declaration, General Plan Amendment and first reading of a rezoning ordinance for the proposed Park
Sierra Apartment project, generally located on the west side of Dougherty Road at the former Southern
Pacific Railroad tracts, planned to be developed as the Iron Horse Trail.
The Park Sierra project is planned as a 209-unit apartment project.
Per the Dublin Municipal Code, a second reading is required prior to final adoption of the rezoning
ordinance, which would classify the site as PD (planned Development Multi-family residential). the
proposed PD zoning would be consistent with the recent amendment of the General Plan to Medium-High
Density Residential for this site.
RECOMMENDATION:
Staffrecommends that the City Council conduct a public hearing, deliberate, waive the second reading
and adopt an Ordinance establishing a Planned Development Zoning District for the site.

AN ORDINANCE OF THE CITY OF DUBLIN

AMENDING THE- ZONING ORDINANCE TO PERMIT THE REZONING OF
PROPERTY LOCATED \VEST OF DOUGHERTY ROAD ALONG THE SOUTHERN
PACIFIC RIGHT OF WAY (APN 941-0205-006-010)
The City of Dublin does ordain as follows:
Section 1:

Chapter 2 of Title 8 of the Dublin Ordinance Code is hereby amended in the following
manner:
Approximately 8.9 acres ofland generally located on the west side of Dougherty Road,
along the Southern Pacific Right-of-Way, east of Alamo Creek, more specifically described as
Assessor's Parcel Number 941-02025-006-010, is hereby rezoned from the Planned Development
Single Family Residential District (92 dwelling units) to the Planed Development Multi-family
Residential District (209 dwelling units), as shown on Exhibit A (planned Development Plan)
and Exhibit C (Resolution No. -97, Approving and Establishing Findings, General Provisions
and Conditions of Approval), exhibits to the staff report dated November 4, 1997, to the City
Council, on file with the City of Dublin Department of Community Development, and hereby
adopted as the regulations for the future use, improvement and maintenance of property within
the PD District.

Section 2:
This ordinance shall take effect and be enforced thirty (30) days from and after its passag.
Before the expiration of fifteen (15) days after its passage, it shall be published once, with the
names of the Councilmembers voting for and against same, in local newspaper published in
Alameda County and available in the City of Dublin.
NOW, THEREFORE BE IT FURTHER RESO~VED THAT THE Dublin Planning
Commission does hereby recommend City Council adoption of the Mitigated Negative
Declaration for P A 97-019, Park Sierra Apartment Proj ect.

November, 1997, by the following votes:
