Thompson, Public Works Director ATTACHMENTS: 1) Resolution 2) Location Map RECOMMENDATION: Adopt Resolution accepting the work completed and approving  traffic control devices installed tract regulatory as improvements. FINANCIAL STATEMENT: A Maintenance Bond in the amount of $116,238.00 to guarantee against defects has been provided to the City. Sweeping and other street maintenance costs will be incurred by the City. The street lighting maintenance costs willl be paid by the Dublin Ranch Street Light Maintenance Assessment District. DESCRIPTION: Dublin Ranch Neighborhood L2, Tract 6957, is located in the Eastern Dublin Specific Plan area, generally bounded by Tassajara Road on the west, and South Dublin Ranch Drive and North Dublin Ranch Drive on the remaining sides. Tract 6957 consists of 71 residential lots (69 single-family lots and 2 large lots that were subsequently subdivided for Neighborhoods L-3 and M-2, as well as several parcels for private recreation, open space and trails). At the time the City and MSSH Dublin Development. LLC executed the contract for the tract improvements, the developer provided a Performance Bond in the amount of $464,950.00, and a Labor and Materials Bond in the amount of $464,950.00, to guarantee performance of the work. Now that the work is complete, the bonds may be released in accordance with the authority contained in §66499.7 of the Government Code, and replaced with a Maintenance Bond in an amount necessary to assure maintenance of the improvements for a one-year period following acceptance of the work. The developer has provided a Maintenance Bond in the amount of $116,238, which is 25% of the original Performance Bond amount, and which is sufficient to guarantee the one-year maintenance period upon acceptance. cOpIES TO: Jon McCaustland,.Shea Homes ITEM NO. ~_~ g:\developXDublin RanchXL2-Shea, Mayfield\agstacpt6957 The following regulatory traffic improvement will be accepted and approved as a part of this development and added to the City of Dublin Traffic Code: Stop signs have been installed on Applegate Way at Cedar Crest Terrace, Ramsgate Court at Applegate Way, Groveland Lane at Applegate Way, Cedar Crest Terrace at North Dublin Ranch Drive, and Groveland Lane at North Dublin Ranch Drive. Staff recommends adopting the Resolution to accept the improvements associated with Tract 6957, Dublin Ranch Neighborhood L2, "Mayfield". Page 2 RESOLUTION NO. ~ O1 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF DUBLIN ACCEPTING IMPROVEMENTS FOR TRACT 6957 (DUBLIN RANCH NEIGHBORHOOD L2, "MA YFIELD") AND APPROVING REGULATORY TRAFFIC DEVICES. INSTALLED AS TRACT IMPROVEMENTS WHEREAS, the subdivider of Tract 6957, filed May 20, 1999, in Book 245 of Maps Pages 33-38, previously entered into a contract with the City of Dublin to improve said Tract in accordance with plans and specifications on file with the City Engineer, said Tract identified as follows: a) Subdivider: b) Tract Location: c) Tract Size: d) Resolution Approving Final Map: e) City Streets Affected: MSSH Dublin Development LLC (Shea Homes Limited Partnership) South of North Dublin Ranch Drive 69 Single-Family Lots plus various parcels designated for subsequent subdivision, private recreation, open space, and trails No. 54-99, City Council of Dublin North Dublin Ranch Drive, Cedar Crest Terrace, Ramsgate Court, Groveland Lane, Applegate Way, and Applegate Court WHEREAS, the improvements associated with Tract 6957 are complete in accordance with said plans and specifications, and any approved modifications thereto, to the satisfaction of the City Engineer; and WHEREAS, the developer has installed certain traffic regulatory devices as a part of the Tract improvements; and WHEREAS, the original Performance, and Labor and Materials Bonds can be released, in accordance with the aUthority contained in §66499.7 of the Government Code of the State of California, and replaced with a Maintenance Bond to guarantee maintenance of the completed work for the aforesaid one-year period; NOW, THEREFORE, BE IT RESOLVED that: The improvements completed within said Tract are hereby approved and accepted subject to a one-year guarantee period; and The traffic regulatory deVices installed by the developer are hereby included in the City of Dublin Traffic Code, said regulatory devices to include the following: o o a) b) c) d) e) Stop control device installed at the westbound approach of Applegate Way at Cedar Crest Terrace. Stop control device installed at the northbound approach of Ramsgate Court at Applegate Way. Stop control device installed at the southwestbound approach of Groveland Lane at Applegate Way. Stop control device installed at the northbound approach of Cedar Crest Terrace at North Dublin Ranch Drive. Stop control device inStalled at the northeastbound approach of Groveland Lane at North Dublin Ranch Drive. The original Performance Bond issued by American Home Assurance Company (Bond No. 00-218-123) in the amount of $464,950.00 be released; and The original Labor and Materials Bond issued by American Home Assurance Company (Bond No. 00-218-123) in the amount of 5464,950.00 be released; and The submitted Maintenance Bond issued by American Home Assurance Company (Bond No. 00-218-123-A) in the amount of$116,238.00 be accepted as security for the aforesaid · one-year maintenance period, said period to commence on this date and terminate on the 6th day of November, 2002. PASSED, APPROVED AND ADOPTED this 6th day of November, 2001.
