RECOMMENDATION:
FINANCIAL STATE~:
Adopt the resolution approving Parcel Map 8262
Arnold Road and Martinelli Way are two new public improvements
constructed with this Parcel Map, and the City will incur
maintenance and street sweeping costs for these streets.
DESCRIPTION: IKEA Property, Inc., together with the Alameda County Surplus
Property Authority and PK Sale, LLC, is seeking City Council approval of Parcel Map 8262. This Parcel
Map is situated on the west side of Hacienda Drive immediately north ofI-580, east of Arnold Road, and
south of Martinelli Way. The Map subdivides Parcell of Parcel Map 8261 into two parcels (Parcell on
13.58 acres and Parcel A on 1.05 acres), and dedicates public right-of-way and easements on Arnold Road
and Martinelli Way.
Parcel Map 8262 has been reviewed by Staff and found to be in conformance with the Tentative Map and
Conditions of Approval as approved by the Community Development Director Resolution No. 04-02 in
April, 2004. Portions of the Map were also reviewed by the Dublin San Ramon Services District,
Alameda County Surplus Property Authority and Alameda County Fire Department for conformance with
each agency's requirements.
Staff recommends that the City Council adopt the resolution approving Parcel Map 8262.

A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF DUBLIN

APPROVING PARCEL MAP 8262
(IIillA PROPERTY, INC., ALAMEDA COUNTY
SURPLUS PROPERTY AUTHORITY, AND PK SALE, LLC)
WHEREAS, Parcel Map 8262, in the incorporated territory of the City of Dublin, State of
. California, has been presented to this City Council for approval, all in accordance with provisions of the
Subdivision Map Act of the State of California and the City of Dublin Municipal Code; and
WHEREAS, the City of Dublin adopted Community Development Director Resolution No. 04-02
on April 19, 2004, approving the Tentative Parcel Map, subject to Conditions of Approval (P A 02-034);
and
WHEREAS, the Developer, IKEA Property, Inc, a Delaware Corporation, and Pepper
Construction Company Pacific, had executed with the City of Dublin an Improvement Agreement
approved on July 5,2005. via City Council Resolution No. 142-04, to construct the required off-site street
improvements in accordance with the Conditions of Approval for the Tentative Map, and with the
approved improvement plans; and
WHEREAS, Street Improvements associated with Parcel Map 8262 are complete in accordance
with said plans and specifications, and any approved modifications thereto, to the satisfaction of the
Public Works Director;
NOW, THEREFORE, BE IT RESOLVED that Parcel Map 8262 is hereby approved; and the
areas of land marked as the following Parcels: B, C, D and E; and those strips of land marked as Public
Service Easement (P.S.E.), Emergency Vehicle Access Easement (E.V.A.E.), Traffic Signal Easement
(T.S.E.), and Sidewalk Easement (S.W.E.), as offered for dedication to the public in conformity with the
terms of dedication, are hereby accepted subject to improvement; and that the Clerk of this City Council is
hereby directed to transmit said Map to the County Recorder for filing.
PASSED, APPROVED AND ADOPTED this 15th day of May, 2007.
